FU of roaches, gates never work, homeless people everywhere, dryers don't work, gym has old equipment & management is so unorganized and rude. I regret paying so much for one years rent here. Such a waste. After the first year they wanted to raise my rent very high. Also They get you for almost all your deposit when moving out for any little thing. This place is disgusting. don't waste your money here unless you want to live with a full apartment of roaches and pay a ton for rent. I reached out to management about the roaches but there excuse was the weather and that I lived next

I lived in the unit only 1-2 nights and asked the manager to cancel the lease agreement since the unit was infested with cockroaches. Also I got sent a PGE bill for the time that I was not living in the unit. After bringing this pge bill to the attn of the apartment manager, I was referred to call corporate office. Left messages and still playing phone tag with them. Poor management.

Mail Boxes Get Broken Into Every Week, Bugs On The Ground And In Pool, Homeless People Going Through Garbage And Pitching Tents Up, Social Sercurity Offices Are Moving Across The Street, Neighborhood Will Get Worse. Gates Are Constantly Broken, Needs To Be Remodled Badly, Everything Breaks Easily Due To Being Cheap, And Old Including Gym Equipment. Constant Spiders , and Spiderwebs on Railings, and Stairs, Dryers Take Mulitple Times To Dry Clothes Correctly. They will even put a damper on you holidays and make you take down your decorations you paid for the day before and the day of the holiday

I just moved in about 3 weeks ago and I love it everything was clean and safe for my baby and also had a few work orders and they were fast to fix everything which I love and the washer and dryers work very good I just wish that there was more available in one room and for everyone to actually take there clothes out when they are supposed to but overall I love my apt and it's very quiet and nice... thank you valley view for giving me a great experience so far

While searching for a place to live. I happen to visit Valley View apartments. From the first day of inquiring about availability, price and amenities provided. The staff and management were very helpful. The service i recieved, was definatley the best i have gotten while on my quest to find a new apartment. For the price, it is very well worth it given all they have to offer. I was even able to cancel my gym membership due to the fact of this complex having one of there own. If anyone is looking for a very nice apartment. I would suggest stopping in, sitting down and getting to know the staff

These apartments are okay. Now where is perfect but it's home. I have been in worse places. Marvin the maintenance guy is awesome. Christian the upkeep grounds guys works very hard. Office staff managers do not stay long. That makes it very difficult for long term issues to get resolved within the complex. So perhaps ownership can change that. Marie the current office manager is great and treats me with respect and with care and addresses my family's and I concerns as we lived here.

I lived here for about 6 years, from 1 bedroom, to 2br, and back to 1bdr. Price has been fair to market throughout. I hear people complaining about cockroaches but I never really had that problem. Some people do only one lease (1bdr peeps), so maybe it's them that bring it to their apt. Location is great for 24/7 groceries, (Winco walking distance) & Costco. I've lived here while working across, but now I'm working at River Park, and our new apt at Nees & Poplar looks similar to here (i.e - cabinets, flooring, carpet, bathrooms) , so I don't know what people expect or

Picked this place only because it was across from where I worked and was easily in my price range. Here's a list of all the issues I had.
1. Couldn't stop the roaches from getting in. I keep my place really clean but it didn't matter. I sprayed home defense all around inside and out every month but it didn't do anything.
2. Windows are old and rattle everytime a plane takes off at the airport. Planes would wake me up from taking off after midnight. They also have little holes at the bottom that let the cold or heat in easily.
3. My car got vandalized twice.
4. Sketchy people

This place is managed by Royal T management. The manager Aliza is a very rude women, that can never give us a clear answer as to why are rent would always be increasing. Her answer would be fair market value, in this case Royal T manags the surrounding apartments. So how is it really fair if they go by surrounding area values. It has been more than 3 time that are rent was increased in a course of 4 year period. I know for a fact that increased more than California law allows.
