A Move-In Certified home has been pre-inspected, which means that the seller can confirm that there are no major systems in need of immediate repair or replacement, and no known safety hazards. A Move-In Certified Seller Inspection informs you of any defects or problems with your home so that you can address them before prospective buyers discover them.
Mold is a generic word for over 100,000 kinds of fungus. Essentially, molds are living organisms that make up a large portion of the fungi kingdom. Molds make spores instead of seeds that float in the air like pollen. Spores are regenerative cells surrounded by a very tough coating that can survive detergents, chemicals, bleach, and extreme temperatures.
A 4-point report is often required when obtaining a new homeowners insurance policy or renewing an existing policy, it is not in lieu of a home inspection. The report covers the roof, plumbing, electrical, & HVAC systems of the home for insurance purposes to determine insurability. It is best to contact your home owner's insurance agency to determine if this is needed.

We were happy to see the inspector at the property before we arrived. He had already wrapped up the roof and exterior inspections before our arrival. He was efficient in the work that he did and thoroughly explained what to expect with his report. Our inspector was professional with a neat appearance and spoke clearly. Great job!

If I could leave a negative star response, I would. Office staff were very friendly - as was the owner- AT FIRST. Inspector was unprofessional, rude, abrupt, and did a very poor job. We called with questions and wanted to speak with the owner - NO RESPONSE to multiple attempts. Then, we get angrily harassed by an attorney with accusatory phone calls and demanding letters. All we wanted to do was speak with the owner about what we wanted to know was done or not done. We ended up paying, and the report was terribly incomplete and we paid for services not provided. Just a suggestion: USE A DIFFERENT

Dave was professional, courteous and responsive. He did not have any negative reactions to anything going on in my house. He didn’t even seem to mind my two toddlers (3-1/2 years old and 22 months) following him around and talking to him. And when he was responding to my boys when they were talking to him, I really appreciated him showing them that what they say is valued and that they are important in doing so.

We used Peace of Mind upon the recommendation of our realtor and we are very happy with this decision. We had them do a pre-drywall inspection as well as final inspection for a new build. There inspections were very thorough and also come with a guaranty.
Further, we had to reschedule our final inspection literally a couple hours before it was scheduled and they changed it for us fully understanding the odd dynamics going on right now with new builds.
I am 100% satisfied with their service and their very fair pricing. If you want an excellent inspector, I would highly recommend them.

From making my appointment to receiving my report, my experience with Peace of Mind was flawless. Cydney in the office was knowledgeable, kind, and professional, and Jared, our inspector, was just fantastic. Dave did our home inspection and was not only incredibly thorough, he also took the time to answer all our questions and put it in to terms we could easily understand. We just used Peace of Mind to inspect a home that we are purchasing. They were easy to get started with and were able to do the inspection with us living on the opposite coast. At the conclusion of the inspection we did a Zoom meeting to discuss the results in real-time and understand the areas where we may have any concern. The inspector also made sure that we were able to reach them anytime afterward if there were additional questions or concerns about the property.
