Do not rent here. Their practices are abusive and their corporate policies will always screw you over. They will take your entire deposit and make up all the charges without following proper law. Kansas law says 30 days for the landlord to send the deposit back and it has been 60 days since I should have gotten my deposit or at least a ledger stating what my charges are. When I called into ask about my deposit the property manager who answered said it was their policy to clean the fridge, stove and carpet and charge for these things when a tenant moves out. Oof where to start. Facilities lacking. Utilities never working. Actual home amenities. Where? My 3+ years have been some of the worst I’ve experienced in my adult life. I was blinded the first year as I thought some of these practices where common place. My front door lock was broken and it took 3 weeks before it was replaced. I was constantly worried for the safety of my pet. While it seems easy to just get my own and replace it myself. Shouldn’t it be the duty of the apartment to remedy that. Either way. Beyond excited to move out.

The amount of crime is outrageous. Move here if you want to get shot repeatedly right outside your front door by a total stranger. Maintenance won't fix anything. The buildings are falling apart inside and out. The garbage bins are overflowing daily and without doors or lids, watch as all the trash bags get picked open by homeless people and the wind takes it into the river. The staff take pleasure in making your life miserable.

I moved in about a year ago immediately after my move In my water heater had broken, a couple months later my refrigerator had broken as well and then a few months later my dish washed also broke and finally during the winter my heater wouldn’t stop going and was on constantly, which wasn’t bad until my apartment got up to 100 degrees. Every time I would call something in I would have to call multiple times because someone didn’t submit the work order or update it and I had to re-explain the situations. I also have yet to receive my security deposit from them.

Called back in March for a work order — leaking ceiling (had the same issue a year ago, was patched up work). Had 2 guys come in once a month to just “take a look.” They’d leave and never come back. Now almost 3 months later, mold has come of where the leak happens.
When I first called, they stated it would be a while to repair due to weather, short staff, and high amount of work orders. Fine. Understandable. But 3 months ???? Called about 3 weeks ago and was told I’d get called back once she spoke to her manager — never heard back from them. Now today I’m being told the same thing

If you like having bed bugs, this is your place. I’m not really one to leave reviews, especially bad ones, but I wish this place had never happened to me. They do not address the bed bugs that are rampant throughout the complex (just drive around and look at all of the mattresses by the dumpsters if you don’t believe me,) and they will treat you like you are at fault. The grounds are unkempt and dangerous. Maintenance takes weeks, sometimes months. There is little sense of professionalism in the office and their turnover rate is high. I’m still waiting for them to get my security deposit

This apartment complex is directly across the street from the County jail and there's a lot of shady looking people walking through, roaming through the complex digging through the trash . . . A few times where people were being chased by the cops through the complex. Numerous times I've seen two or three cop cars come into the parking lot to execute an arrest warrant.
One time I was out walking my dogs and I had one of these fleeing criminals stop me and ask for directions. About 5 or 6 seconds later there was a whole slew of police officers running after this guy all right past

Worst place to live. When we were first shown the apartment that were available the ones the shower us had holes in the wall or the carpet was very mistreated. We chose an apartment and the problem with that one was that it had dead roaches in the fridge after they told us they sprayed and deep cleaned before we got there. I'm moving and don't plan on ever coming back

Terrible service. I came all the way to Wichita from Phoenix and was desperate for an apartment. These guys took my application fee, took two weeks to approve and when I finally walked into my supposed new apartment it was smelly as s****. No work done in it and u could smell the bad ordor even before u enter. I saw the above bad review and decided to give them a chance. They screwed me over after two weeks in hotel expenses and they never refounded any monies I paid them plus I still got charged for connecting the electricity. Word to the wise

These people are terrible! I notified then that my shower had broken and it took them 16 days to get it fixed. After not being able to shower for half a month, they finally sent somebody out where they basically patched over the moldy wall. Horrible customer service. Don't ever live in these trashy apartments!
