This apartment complex isn't perfect, but it's affordable, quiet and relatively safe. Downside is you can hear through the walls, e.g., barking dogs. I feel safe here with a secure locking door and regular door too. Haven't had any problem with parking spots. Laundry machine breaks sometimes, but then you can get a refund.

I lived at Park Genesee for over a year and a half and unfortunately had to go down from 4 stars to 1 star since my last review. First, there was always construction happening in the parking lot, yet, we were not given any new parking spaces. I would always come home late at night to somebody else parked in my spot and the management emergency line was never available. In addition, we were reassigned parking spots over 3 times due to construction, and they always gave my car parking tickets for being parked in a spot that THEY assigned me and would come up with excuses on why they accidentally

My housemates and I applied for this place, they took our application fee and never got back to us. Sandy,the manager, kept saying she would get back to us, or that she was still getting our paperwork to upper management.I had to repeatedly call her to get any information. The 3 bedroom apt they said was "available" had been available for weeks and even a month later it still shows its available online. They are just taking people's application fee and never getting back to applicants. Horrible customer service! Do not rent from here/waste your money!!!!!!!

This is my first apartment. I’ve lived here for 3 months and I already hate it. The room isn’t an issue as much as the neighbors and the staff but it doesn’t help the issue. I’ve had a maintenance request in since the end of November which I was informed that it would take one week to fix. It is now the middle of January and I still cannot use my living room because it’s been blocked off for the repairs. On top of that, the neighbors are very disrespectful especially during the hours of 12am through 3am. I’ve never been more stressed out about living somewhere....and I’ve deployed

I recently moved in and the move-in process was great. Amber and Candy in the leasing office are very friendly and professional. They answered all of our questions thoroughly and made us feel very welcomed.
We had a minor maintenance request that was answered almost immediately. Luis and Eddie in this department have provided excellent service as well.
The location is great with many grocery stores, restaurants, gyms, etc. within walking distance and the beach is not far either!
They also have nice amenities such as a rec room with fitness equipment and bbq pits as well as a sun deck. The atmosphere

This is an okay place to live. Beware of units on the Genesee side of the complex. Kiss a good night sleep goodbye! The office staff is very friendly. You pay extra for parking, but non residents park in no parking areas, empty spaces, and no one enforces them to move their vehicles. Why should residents pay to park? The new trash area is a joke. Tenants have keys to the locked gate, but leave the trash outside the gate. By the weekend, there are piles of smelly trash and diapers everywhere! When you move don't expect your deposit refunded. Fees! Fees! and more Fees! You will pay for carpet

My wife and I successfully sued this place. The judge practically laughed them out of court. **PSA** don't forget that tenants have rights! This place continues to charge tenants because it is profitable to do so. I am sure that less than 10% of tenants bother to file suit. Also remember to sue for lost wages, punitive damages, and malicious withholding of deposit. If anyone needs help email:

I wish I could give them zero star! I lived there for more than 2 years not because I liked it just because I was extremely busy and had a surgery that I could not move. The manager was the worst! They were always sorry for not doing things. The apt are just trash. I had different types of pest and always had some excuse not to fix the issue. I moved out 2 weeks ago and took 437 out of my 500 deposit! I never ever recommend this trash to anyone.

They took my whole security deposit. Out of the $1000 I had in security deposit, I was mailed a check for $30 when I moved out, and no line item expense report as to why they were keeping the deposit. When I went to deposit that $30 check, a stop payment had been placed on it and my bank charged me $12 for a return check fee. I tried calling the complex and was never able to get a hold of anyone, nor were my phone calls returned. Would not recommend this complex to anyone.

I have ACTUAL AND TENURED experience with this complex and management that lasts more than 1 month or even 1 leasing term. First of all, the floor plan is laid out as it is evident when one does an initial viewing of the apartment BEFORE renting. People want to complain about the space but obviously they were aware of how big the apartment is when he or she firsts looks at it. Please do not move here! They nickle and dime for everything little thing. Save your money, rent somewhere else! They won't work with you at all. They just want your money and not concerned if your a satisfied tenant. Reading these other reviews scares me that when we move out we won't be getting anything back from our security deposit and will be charge pointless fees. I will let you know...

My boyfriend and I lived here for a year and we were happy to be moving out after paying a ridiculous amount for a single bedroom with only one parking spot for the both of us. We were able to find a much better/affordable location less than 2 miles away and were happy as clams to be able to finally move out when the lease was over.

I have lived at Park Genesee for over 3 years. I have enjoyed living here. The grounds are well kept. The overall value for what you get is very reasonable and affordable.
I am shocked to read such negative reviews that don't compare to ,my experience. Sandra is professional and runs a tight ship which keeps the apartment complex safe, quiet and peaceful. DO NOT RENT HERE! Current renter (one month left thankfully) review.
Pros: The neighborhood seems fairly safe. My first week here I saw two cars parked on the street with their windows broken, but have not seen this since.
Cons: Parking- if you live alone and never want to invite people over to your place it won't be an issue.
Traffice noises are AWFUL. Be prepared to be woken up early in the morning to the sound of motorcycles speeding on the nearby street. The canyon definitely adds a nice echo.
