Nice quiet place to live. Urban Hive has a great management team. Alan is very attentive. It's an amazing value for the best area in SLC. Maintenance responds quick. They recently replaced all the carpet in the public/shared areas.
A few units have old windows that need updating. Other than that, stellar experience. Would live here again.

Urban Hive Properties is probably the best landlord/property management company that I've ever dealt with. Everything was fixed within a timely manner, including a broken fridge that was replaced within the hour on a Sunday afternoon. My apartment was also cheap for the area, had an amazing view of the mountains, and had google fiber internet. They also gave me most of my security deposit (which wasn't large in the first place) back, which I'm very grateful for.

We have lived here for a year and a half and have loved it. Quiet with kind, responsive management. We have had a couple small maintenance requests that have been responded to and fixed within a day or two, Marty is a gem! Large windows allow an abundance of natural light to pour in all day, not to mention the amazing mountain views they provide. My only feedback is that I wish our windows were thicker as they don't seem to insulate the best or block out sound from outside very well. Thanks Irving Team!

I rented from this company a few years ago and sought them out again for me and my partner's new apartment. I loved them back then and once again I was very impressed with their professionalism, responsiveness and well kept properties. I can tell this company takes pride in what they do and they care about their tenants. Alan was great to work with and was always quick to respond!

Irving Heights is a great place to live. Right in the heart of Sugarhouse. The apartments have such thick concrete walls that it's almost impossible to hear neighbors. Secured access building and on-site laundry that is never crowded. Maintenance is very fast to respond to any issues, and Bettye is a great (but no nonsense) manager. There have been a few large building issues like the A/C being repaired for 2 weeks in the summer and the noisy heating pipes this last winter, but considering the age of the building that's really not bad. I'd recommend this place to anyone looking for a great value

This morning was the last straw( Continuously breaking heating system for whole building, freezing cold again, Heating pipes bang all night, broken AC last June for 3 weeks, Dryers dont work, employees enter without permission leaving gum wrappers on couch in front of tv) I never right reviews but these guys are bad. Started the weekend Saturday morning by walking out to my car( in the apartment parking lot) and my car was gone. I was about to call police but decided to check with manager to see if my car could have been towed by the apartment towing company Down Town Towing (aka Slick Rock). I

I lived here for almost two years and despite some of the poor reviews, I thought it was a great experience ! The building is out of date and some appliances are outdated too, but they had just replaced the dishwasher and fridge in my apartment so they are definitely upgrading. Bettye and Micheal are great and very friendly. My roommate and I were harassed by a tenant that was obviously not mentally stable and Bettye helped us all the way through until that tenant was kicked out. While the repair staff is quite goofy, they are very friendly, mean well and I never waited more than 2 days for a repair

We lived at Irving Heights for 3 years and loved it. I really appreciated the security I felt living here. Management is very particular and protective of their tenants. Everything was always very professional and we liked knowing rules were enforced for our protection. We LOVED the uncrowded pool in the summer and the perfect Sugarhouse location off of busy 21st South. We had gorgeous city views and I hated to leave. We miss our Irving Heights Community!

Managers are rude and condescending, and don't care at all about tenants, never doing maintenance until they already had a huge problem. Central heating and air constantly breaks, and while we are promised new system we never get one, and it's been almost a full year at this point. Expensive for the lack of care put into this building that was built in the 1960's. The staff will also assume based on your appearance that any smell of cigarette use in the halls may or may not be coming from your room specifically, even with no evidence or face to face contact (we were threatened with eviction twice

I almost gave Irving Heights 4 stars but the pros far outweigh the cons. I lived there for two and a half years and had a great experience. The location is absolutely PRIME, tons of great places all within walking distance. Located on a quiet street with cement between the floors so I almost never heard my upstairs neighbors. The building is secure with cameras so I always felt safe there. I was renting a two bedroom apartment and I loved the big space. The biggest draw back was the coin laundry, they only have four washers and four dryers for the whole building. The dishwasher was also a little
