Pros: Apartment complex looks new on the outside and rent is cheaper than most other apartments in the area.
Cons: Management is a nightmare to deal with any issue. The manager, Jennifer Kemp, was absolutely the most frustrating and childish person to deal with. Very unprofessional, persnickety, and rude. Another major issue was the car break-ins were constant and management did nothing (expected). Nobody seemed to pick up after their pets so the property was covered in pet waste. There was constantly trash in the hallways and in the stairwells. Not military friendly and should be on the Off-Limits

HORRIBLE staff. We were so excited to live here but our experience with the staff, has repeatedly fallen short. Everything from being lied to multiple times, to being charged fees for things we've never heard of. It's too bad since the property is nice but they need a clean sweep of the administrative people. I would never ever recommend this place. Never.

This apartment asked me to pay more than $1600 for the move out charge. They changed whole stove and told me the stove is totally damaged but I am pretty sure it is still working. Also They replaced the carpet for some stains that can be cleaned out!!!!Not just me, they changed my friend’s stove after she left. Don’t live there if you don’t want to lose your money!!!!!!

DO NOT MOVE to Roseberry. This apartment complex is under siege from vehicle break-ins and vandalism. Residents have cars broken into on weekly basis. Parking lot is poorly lit and has no cameras or security entrance gate. We don't know what we will wake up to each morning. So sad for the money we pay. This place has to be listed OFF LIMITS by Ft Jackson Family Housing. It is not safe for military families and local citizens. Management has NOT addressed security issues with letter to residents on way ahead to increase lighting or install security gates. Stay away from The Roseberry.

Hello to all. I wanted to share my concerns with the SECURITY of the Roseberry Apartments. My family and I have no issues with our apartment, the leasing office personnel, or maintenance. They have been fantastic and I do not wish to disparage the great workers here. However, anyone considering renting here needs to be warned that the location of this apartment complex and lack of a gated entrance has resulted in massive vehicle BREAK INs and property THEFT. My vehicle window was smashed and car belongings removed. I am learning that my neighbors who lived here since the Spring of 2021 have had

The apartment itself is nice and the best feature is the gym but my neighbors are the worst. The ones above stomp all night long, scream and play music. then we got new neighbors beside us that play music loud all day long. The music so loud it rattles and vibrates on my side. I think the apartment needs to send out letters to everyone asking them to be courteous of their neighbors. People still work from home and this doesn't make anyone want to live here if the noise is so bad.

TLDR: Poor management, beautiful property (for now), not entirely military friendly.
I lived at the Roseberry for a year. During this time I had filed several noise complaints for the people above me, and had the courteous officer come several times. After we had to call the courtesy officer for a 3rd time, we attempted to talk to the Property Manager Jenifer. Our email was unanswered for over a week, and we reached out again to see how it would be resolved. After over a week long wait for reply, Jenifer offered no solutions or apologies, and insisted that we had not called as many times as we

This place and staff have the worse communication I ever experienced. I started the process to move February 19th 2021 they took all my information, income, bank statements, and then took A WHOLE MONTH to make contact. I was approved and then they said we have to verify income it took another 3 weeks I still haven’t heard anything from them. Applied at another place got approved, letter and lease within 3 days flat!!!! The Roseberry is terrible all I can say is if you are trying to move somewhere by a certain time frame RUN!!!!! They don’t care about your concerns or needs. They don’t communicate

The Roseberry is a very nice place to live. Beautiful landscaping, front entrance area kept very nice, clubhouse area kept very nice, pool area kept very nice. Young women and older women should feel fairly safe living here (key fob entrance), but no cameras are on each floor even though hallways are kept lighted at all times. The carpeting/walls are not kept clean enough. Totally forget about having the front office manager and the corporate office respond to complaints/request. Get use to being ignored. Answering a complaints/request will keep resident reviews positive and be a great incentive

I own a cleaning company, and have a few customers that are residents. This is one of Columbia’s most beautiful communities, and it has ALL of the amenities. High quality finishes and flooring, secure lockers for packages, gorgeous decor... the list goes on. Definitely a great choice for people of all ages and backgrounds!
