We are a South Bay property management company in Torrance, CA that can offer the services of a large organization, but still small enough that we can communicate on a personal basis with our clients. Our current portfolio of property management includes apartments, offices and commercial spaces in Los Angeles and Orange County. We have the expertise to handle sales and/or exchanges for our clients as the need arises.

Mabry Management Co. Inc. takes the headache out of owning rental property in Los Angeles. We help owners maximize their incomes, protect and increase the value of their investments and relieve them of day- to-day operating duties. Regardless of a property's size, we dedicate our full attention to handling our client's property management needs.
Our office located in Torrance, CA is open from 9 a.m. to 5 p.m., Monday through Friday except holidays. A 24 hour live answering service is available for tenants when the office is closed. Field supervisors have cellular phones for prompt communication with on-site personnel, the office, workmen or the clients.

Our heater went out during one of the coldest parts of this winter. Crystal at the management office was quick to respond and sent out a repairman next-day.
The repairman was efficient, knowledgeable, and courteous. Our heater is working perfect!
We’ve been very happy with Crystal and the management team on and offsite during our entire residence at our apartment.

I just moved out of the building on Pine and 7th and these last 4 months have been horrible since the prior manager Rob and family left. Seems like there was no manager on site and no one to assist with maintenance requests for our unit and the community laundry room. There was always cat litter all over the garage, the elevator was always out of service with no notice and it's not safe for families anymore. The alley and uncovered parking lot used to be patrolled on a daily basis but it seems like no one cares anymore.

I lived in a Torrance , CA apartment managed by Mabry Management for 7 years (specifically Bryan Chi) and they were wonderful! Bryan was always accessible, responded quickly and always followed through. Bryan. has always been honest and has shown high integrity - great guy!

Today I was faced with the most disgusting behavior I have ever experienced from a property manager.... As he Harassed myself and my toddler while we attempted to figure out who he was.
He came at us with a drill in his hand threatening to tow our vehicle as he called it while we were in a private property.
Contacted the office: their solution; don't worry we can let you out of your lease.
RUN, when you see a property managed by Mabry!!!!
Your life might be at stake.

If I could give zero stars, I would. So many problems with this management company, including various unsafe/unhealthy living conditions. Management is very unresponsive and will literally laugh in your face when asking for accommodations. Seems like these experiences happen where minorities live and not their “upscale” properties.
Edit now that the company has responded: How is a supervisor laughing in a tenant’s face for asking for accommodations “miscommunication”? Seems like an excuse, and a poor one at that.

If you’re looking for overpriced properties, lazy , and one sided management then this is a great company for that. Lived in one of their town house units for a little less than a year, at first they look great but once you see the detail then you’ll see that they don’t renovate , just quick fix. Moved out , gave them enough time notice and it’s now been a little over a month and they’re yet to get back to us about the deposit refund. The office doesn’t return my calls and the property manager is no help at all either.

We lived in their Cypress Garden Apartments in Lomita, CA for almost three years and recently moved out. When we first moved into the place it was a wreck. The walls were never painted (only primed), the patio was a disaster with trash and weeds all overgrown, plumbing barely worked, there were holes in the walls and ants all over the place. When we moved in we took pictures of all these items and ask for repairs and they kept sending one guy who looked like he hadn't showered in months to come around with a trashed out paintbrush and rotten paint and he would messily slap paint on portions

It’s been almost a month and still haven’t got my deposit back.
Got the letter for an outstanding bill from Mabry after a month. They charged me 134$ for interior paint reimbursement. I’d like to comment that when I first moved in the apartment they had not painted the apartment for me as a new tenant. The reason why I HAD to move out with short notice was a few reasons adding up altogether, first being there was mice in my apartment and cockroaches. Horrible building to live in.

Since I've moved in, there have been a myriad of problems. Since living here-

The kitchen sink had 'sand' coming out the faucet. They had to install a filter on the faucet but that made the water pressure so low. So you had to unscrew the filter to drain out whatever was clogging the water. I had reached out about the sink many times and finally after over a year of living here, they 'fixed' the issue. Apparently the kitchen sink in my apartment is connected to a different pipe from other tenants. !!!

DO NOT RENT FROM THIS COMPANY! I found an ad on Zillow for a studio listed at $1325. Came by to see the place, it was very nice. Talked to the manager and she told me I can apply online. I thought "Great, how convenient." I go on Mabry's website, find the studio and it's listed on their website for $1325. I go ahead and apply, and eventually my application gets approved. I give the manager of the property a move in date and I go to drop off their deposit. She gives me a rental receipt. I go home and see it says the rent due is $1450. Confused, I ask her where this extra $125 is coming from and

My manager here at my apartment building is really nice. But the problem that I have here with them is that I didn’t check the fridge in my apartment before I moved in here. It’s really old plastic inside was disgusting, and falling off. Today for the second time my food is gone bad for the fact that my power in it turned off. I am hoping I get my groceries reimbursed. I asked them to come fix it the first time and was told that the technician said it was fine. I come home from a long day at work to find my groceries for second time gone bad. I don't recommend this business.
Please make a note of the name. Then, before you sign your next rental agreement, ask for the name of the apartment management company. If it is "Mabry Management Co" don't sign. Look for another business with better reviews.
Here is my experience with this business. I signed a 6 month contract in February 2020. On the seventh month the contract was ended under mutual agreement.
It took almost a month to get my deposit back, and to my surprise, they deducted 30% alleging due to general cleaning and spot paint.

I have been renting from Mabry since 2006 and haven't had any major issues. This company is dedicated to improve wherever necessary and that is something extremely valuable. I have personally dealt with John and David and I am so grateful for their professionalism and prompt response to my concerns. This is key to maintaining the property values for all the properties that Mabry manages. I would definitely encourage anyone to rent here as they are fair, and respectful towards diversity. Mabry Management Co. runs the shopping center on Hawthorne Blvd. and Sepulveda Blvd in Torrance. It's the shopping center with Tokyo Central, Daiso, Citibank, Rite Aid among many other businesses. As a good neighbor, I've contacted them regarding the trash in the back area and this is what they responded "We try to maintain the alley area clean but as you can see we have nearby tenants that probably live in the same building as you that take it upon themselves to do illegal dumping." and "Please don't park your vehicle on the property again or we will be force to towed

Was approved for an apartment in Inglewood. Before signing the lease in inquired several times about roaches and made it very clear that I would not tolerate roaches. Management stated that there was not a problem with roaches. I arrived at 10pm to move items into my apartment and was greeted by roaches.
I immediately sent and email stating I would like to to have my funds reimbursed or an opportunity to be shown another building not infested with roaches.

From the outside looking in you would believe this to be a nice place to rent. However after moving in and being there for a month or two the thin layer of ice begins to melt!! I bought new furniture for the bedroom and living room when I moved in after being there for a couple of months I started getting bit, I didnt think to much of it because Ive never had BEDBUGS before. I fumigated the apartment and cleaned it from top to bottom and a week later the same thing. It was then that my daughter while visiting said , Mom you have bugs in here!! Yes, I am absolutely a new tenant and I'm very dissatisfied. Upon moving in Vanessa assured me that there weren't any issues with pests and that the owner is very picky and he likes everything nice/neat. After being here such a short time, I've been battling roaches. Initially once I realized there was a problem with roaches, I reached out to Vanessa who insisted on the apartment (#40) being fumigated 3wks prior to my move in and the roaches would eventually die off. I then became very annoyed and mentioned breaking my lease, she told me that's fine but my deposit would not

This is the absolute worse company you can pay your rent on time not violate your lease and pay for two parking spaces and they still tow ur car if ur black or don't speak Spanish they are racist I'd advise look elsewhere asap. You don't want to pay 1200 and have roaches!

This is ZERO STAR property management company. We did not have water running for 3 full weeks everyday 9am-5pm+, no hot water running at least 5+ days during those 3 weeks.
Mabry said the apartment was still "HABITABLE" condition, even with this "UNHABITABLE" condition. They refused to compensate our inconvenience, no rent deduction either.

*I had the same experience with my older apartment (of course the different prop mgmt), they put us in the hotel until they fixed the entire thing. - That was really professional.

We called the Mabry several times, they kept their unprofessionalism

Absolutely the most unprofessional company! As a former manager here they have the worse operations manager running this place MYNOR C. This guys is the most evil person you will ever encounter anyone trying to apply you better have a second plan in place you speak out a little your terminated. The owner must be just as ignorant to not see he is ruining his reputation and company. Reviews say the truth! Landlords do not contract this company they hire on site manager to do other building as Independent contractors and neglecting yours. They have horrible communication and a horrible system in place
