Our property management sector is a full service property management company managing and leasing individual units throughout Oakland County, Wayne County, Macomb County, Washtenaw County, and Livingston County. Your first month's rent and security deposit, along with any other applicable fees, must be paid at the lease signing. Please check the total with our team in advance. Your move-in date and all relevant inspection information will be provided at the lease signing. As a JMZ Management tenant, you are responsible for keeping the utility accounts associated with your rental home in good standing.
When you're a landlord, your success in the rental property business can depend on finding and keeping the best tenants for your properties. However, the tenant screening process can seem like an overwhelming task. Whether you are a landlord that has several properties or a first-time investor looking to get into the metro Detroit rental market, your primary goal is to get the highest ROI on your property and maintain healthy cash flow.
JMZ MANAGEMENT'S standard management fee is 10% of the rental income, with a minimum fee of $100; however, we do offer additional discounts for clients with multiple properties - contact us for a consultation and custom management package. A $1 ACH transfer fee is imposed by the bank if you choose to receive your monthly owner disbursement via direct deposit.
We cover the entire expense of marketing your property in our flat rate new client sign-on fee. In most cases all we charge is 10% of the monthly rent to manage the entire process (with a monthly minimum of $100). We strive for a 360 win, which means we want everyone involved to be happy. There are cases in which we have to charge a flat fee minimum, but we do offer discounts for our clients who have 3 or more properties to manage.

Great company however, if you don't have renters insurance they're going to charge you $25 each month that you don't have it upon possession of the unit. Maintenance is good at keeping up with the work that needs to be done.

This company is awful. Lawrence (director of property management) and Lindsay (property manager) do not care about your investment at all. They had my listing for 2 weeks and said I got 1 view. It is a 2bd 1.5bath BEAUTIFUL home in walled lake, detached 2 car garage, massive yard, sitting on nearly 3/4 of an acre.
I come to find out, the reason for 1 view, is because it never got listed on Zillow even. Additionally, apartments.com had it listed as a STUDIO. I brought BOTH of these issues to their attention to which I was met with defensiveness and no accountability for any of what happened. The

Most of the good reviews are from property owners not tenants. As a prospective tenant, I got a lot of red flags from the lease itself, and all the awful reviews. Make sure you are able to see the property before you move in and read the lease carefully.
I am new to lease signing for non-apartment properties, I would've loved to be guided through the process, unfortunately the customer service is just not up-to-par.
I applied for a unit, scheduled a tour, and after viewing it I was ready to put it on hold but I was immediately informed it was no longer available. I was offered other suggestions

Feeling scammed and robbed. Rented through them for 2 years. We were good tenants, never complained, took good care of the property and always paid our rent in full and on time. We moved out at the end of October, and they charged us for November rent. I’ve emailed numerous times and called daily only to have someone say “I’ll take a message and pass it on”. I have not heard back. The holidays are approaching and I’m out almost $1500 because of them.

Some of the JMZ team members are very hélpfull. The problem is that there is a big turnover in the agents managing houses and find it comfortable to be able to speak to the same person concerning the management. Of my house.My owner left the house but as I changed manager without being informed of that, I got notified that my tenant was leaving just the day before he left. I called the person who I thought was managing the house but she told me she left the company . I did not even know it.

Less than one star if possible. My family used this company for four years, while we were out of state. Upon returning to take the house back when the renter left, we found an enormous mess. This company never checked the property of the house, never did a walk-through, never tried to confirm that the renter was being appropriate in the home. What a waste of money, if I could give less than 1 star, I would....I'd be more embarrassed to say I worked here and support this company, than I am as embarrassed to say that I used them as a "management company!" The response time to anything other than taking your money and requiring payments is abominable. You'll be lucky if you can ever get anyone on the phone, besides the poor answering service who probably deals with the brunt of all the angry customers.

Do your homework and do NOT use this poor excuse for a rental management company. My family had this joke of a company as their rental management oversight for four years. The home’s owners were out of state, and had to trust this place during that time to take care of the home. Not once did JMZ check the house, not once did they see the property. When we recovered the house, it was a mess. They were terrible about returning calls or emails. They were rude when they did call. So far my experience with JMZ management at “Z On Kingslane” has been nothing short of disappointing. We were approved for the apartment shortly after it became available July 7th. We were told that we had 24 hours to accept the offer and sign the lease, pay a exit cleaning fee, prorated rent and deposit for a move in date of July 15th.

I have excellent credit and well-paid job for the last 15 years. I filled out an application to rent a home through JMZ. The fee to submit the app is $65.
They had several apps for this particular home and I was told someone offered to pay more money for the house. I was bummed but what can you do.

If you could give zero stars, I WOULD. Stay away from these people unless you want bed bugs. Janelle is the most unprofessional person we have ever encountered. We moved into one of their Clawson apartments that was infested with bed bugs and left in less than twelve hours of being there. When asked to call us back, she refused and without an apology stated "oh no, we'll issue a refund right away". What kind of person does not call someone back and also does not offer an apology? As a property owner looking to hire a property manager, I couldn't get past the pre-sales process. In fact, the sales rep couldn't pronounce my name right even after I told him four times and spelled it out twice. It's pronounced "eyek-hoff". He greeted me with "Ok, Mr. iCloud, before we proceed..."

Unreliable management company. I was in search of several short term rental properties for family coming from out of town. Janelle, who supposedly is the manager, messaged back and forth for days until we agreed on exact dates, pricing and 3 apartments. Once I asked about how to proceed with booking, she sent me messages for several more days stating she would send me a link, then stopped responding to my messages. Almost 10 days later, she said she doesn't have those properties that we agreed upon available, which is less than 3 weeks away. Extremely unprofessional and unreliable company

Let me begin by stating DO NOT RENT FROM JMZ! My family and I rented a house in a neighborhood we liked, close to work and in good community. Upon viewing the home for the first time, much of the structural issues were concealed by inches of snow. At that time we were told we would get a break on the rent if we signed a two-year lease. We had no plans to only rent for one year, so we accepted the good faith offer. Upon lease-signing, however, we were told that because of the many improvements that had been done, the owner wouldn't honor the verbal offer of reduced rent. Strike one.

Realistically I was the property manager and when I didn't keep on top of what I was paying as far as management of my property it ended up costing me thousands of dollars. They didn't market my home knowing the current renter was moving and didn't inform me they didn't renew the lease.
When the renter moved out we found that they didn't pay the water bill and that it was added to our taxes. We lost rental income due to the delay in marketing our property. Mortgage payments for two months

I found a condo I wanted to lease. I went to go look at it and it was perfect!
Since I live 30 minutes from their office it was convenient to fill out an application on their website.
$63 app fee is a lot, but I really liked the condo so I filled it out and paid the fee.
It said someone will be contacting me after the application is reviewed.

JMZ Management has done a very good job getting my property rented quickly after I moved out of state. They are good at vetting out potential renters, communicating with current renters and getting the rent paid on time and into my account. Being 1200 miles away, it really takes the hassle out having a rental property.

I had a great experience with this company. We already bought a house and couldn't sell our house so we contacted JMZ to find a tenant and then manage it for us. We have been very happy with their services. We can get a hold of them when we need to and they make sure the tenants are taking care of our home.
