Services
In Washington, individuals must be licensed by the Washington State Department of Licensing. Requirements include a 120-hour classroom course, 40 hours of field training with a licensed inspector and passing of an exam. 24 hours of continuing education are needed biennially for renewal. The SPI license is strongly recommended for all home inspectors performing WDO/WDI inspections.
Home inspections can help you buy or sell your home with confidence. As trained professionals, we have seen it all, and we'll provide invaluable help in turning you into a knowledgeable consumer. Home owners can identify problems in the making and take preventive measures to avoid costly repairs. Sellers can understand conditions the buyer's inspector may point out and put the property in better selling condition by making repairs.
Commonly referred to as a "Pre-Inspection"; A Pre-Offer Consultation is a verbal report based upon a limited scope inspection that is performed by a licensed home inspector. By law, a Pre-Offer Consultation is only conducted prior to a Buyer's and Seller's mutual acceptance of a Purchase and Sale Agreement for the residence being inspected.
In a new home, the quality of construction is often not what it used to be some years ago. Therefore, many buyers have independent reviews of their properties during various stages or phases of the construction process, including foundation/slab, framing, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you've dreamed about.
Carpenter ants, Moisture ants, Dampwood termites, wood-boring beetles, wood-destroying fungi and other wood-destroying organisms may cause significant structural damage to a home. These conditions and infestations are often not readily visible and a homeowner may go for years without being aware of the issue.
