Do not give this company your money! They will do nothing for their properties, and they discriminate against those with mental health disorders. They are not a professional company. No one will call you back of you call them. Not even th3 apartment manager will assist. Why does she have a job if all she does is mess up bills for residents and screen phone calls? My apartment manager won't reach out because she knows she messed up and doesn't want to out herself. I intent to pursue a law suit against this company. Worst property management on the planet. Nearly every review is one star and for good reason. Extremely poor ground level management at Sunset Plaza. The place is no better than a slum being operated at the bare minimum. No water or heat for days now and they argue we are being provided with the basic necessities. Actually we had cold water until all of a sudden and now that is gone. Guess what....no water means no bathroom. Nothing but a bunch of run around. How can they expect rent to be paid when they can't even provide water!!!!!!!

If I could give ZERO stars I would! I have been a resident of one of your properties (ORCHARDS of NEWBURGH) for a little over a year and I have not been happy since I have been here. I would have moved to another community but my money is short so I had to renew my lease which I regret. This winter has been awful, where they won't shovel or plow the snow or salt the parking lot. I had to miss work one morning because I couldn't get to my car under the carport due to black ice and not salting the lot. I almost fell. This is ridiculous and should not be tolerated. Please please please don’t rent here! Very dangerous and property manager does not care about the safety of other tenants, please spare yourself. I lived in one of the apartments for year and there were such criminal activities, fights, and drug rings. The property manager is a complete joke! They will manipulate you and try to turn it on you to make you look like you’re insane. All they care about is your rent money, and that’s it. They care more about the outside then the tenants well-being. I lived upstairs and there was nonstop noises and complaints were never addressed. They let it slide

I have been a resident at a York Properties apartment complex (Orchards of Newburgh) for 3 years now and I can tell you this! Each year the rent has gone up, and yet, the apartments do less and less for their tenants. We have paid on time and automatically each month, and this review is based on fact, not revenge!
My wife is handicapped and since the day we moved in, the entrance to our building has a large chunk of cement missing from the sidewalk. We have asked, repeatedly, for this this to be corrected to no avail. Management is argumentative, maintenance is non-existent and this year?? The

So the new property manager Is an a**hole. She does not know what she is doing and she is taking her title to the Extreme. Once my lease is up I'm out. I may just buy out just because this thing is making living in this nice area a nightmare. I can't even have friends over because she threatening to tow their cars.

The park is over ran with illegals immigrants. And has slowly turned into Mexico. The management doesn't do there job . Garbage is everywhere and the homes are run down . And I feel sorry for the original tenants that live there .

I had numerous complaints with the management office and when I called corporate they refused to help. They want you to follow all their rules but they never did fix the security door lock. The apartments are falling apart and don't expect them to spend any money. I can't see anyone wanting to rent from them.
