Welcome to Off Broadway Apartments in Downtown Grand Rapids, MI. We offer amazing Studio, Two, Three, and Four Bedroom Flats and Loft Style Apartments. Our spaces feature high exposed ceilings, exposed brick, Vinyl Wood Flooring, Formica Counter Tops, Dishwasher, Microwave, Garbage Disposal, and Huge Bedrooms to accommodate King Size Beds and Furniture.

Services
We allow 2 pets max per unit, and only cats and dogs are allowed. There is a $350 non-refundable pet deposit, and pet rent is $25/mo per pet. Restricted dog breeds include: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-hybrids, or a mix of any of the above.

I lived at OB for 2 years. Great location and price for college students.. I would recommend if you're a student looking to live downtown. My only complaint would be that work orders requested to maintenance move slow. My room had a window that wasn't sealed all the way and a lot of bugs would come in.

You get what you're paying for.
Packages frequently get stolen, the elevators go out all the time, I've wasted so much money applying to other places because the leasing office is both always empty, and never responds when needed, and the electricity bills can be huge due to heating and cooling costs. Management is a revolving door and communication is infrequent, if it occurs at all. Finally, the maintenance is so overworked with serious building issues (or seriously unruly tenants) that tenants' issues never get addressed.
On a more positive note, I genuinely love the overall feel of the apartments

If I could give this apartment complex 0 stars I would. I wouldn’t recommend this place to my worst enemy. They have horrible communication, management takes absolutely no liability for their mistakes, and have a huge lack of problem solving in a timely manner. They state that the on-site laundry is one of the few amenities they have here, but it is rare it ever works. They have gotten my move in date wrong twice now, & constantly trying to overcharge me in rent. These are few of the many problems I have had in the first two months of living here. It sucks to feel like the management and staffing

The absolute worst communication that I have ever witnessed, truly. My sister & parents drove over an hour to view a studio apartment for my sister. My sister was told that there was an upcoming availability. They arrived on site (early to their appointment) and no one was there and no one ever showed up to her appointment. To top it all off they have yet to contact my sister in regards to their no show on Saturday, but she was told by an off-site employee (who apparently only does scheduling) that the studio she was interested in was leased already. Drove 3 hours this morning to meet with Colton for a 10am showing to find my daughter housing for the upcoming semester at GRCC and nobody was there. Even received a confirmation text this morning reminding us of our appointment. Tried reaching out to a few phone #’s and even on Facebook but the only thing you can do is chat via text with a… scheduler who just wants to reschedule and doesn’t even have an opening now until the end of the month. Not a good first impression at all. We would appreciate a refund on her $40 application fee for the inconvenience. It’s the least

When I first moved in I was excited because it was large windows and brick walls. I loved it. However I was never shown where I would actually be staying until I moved in. I was never given an access code to get in either and I sat crying by the door for about 10 mins until someone could let me in because it was the weekend and at night. My room was never actually cleaned, I had to vacuum and take down all the command strips, nails, and screws. On top of that I had to scrub the walls in some places. The following day I went to go do laundry and bless my Roomate who helped me because without them

The rooms themselves are decent.
Industrial and spacious.
I had a fair experience with management.
They had 2-3 different property managers in the six months I was there and communication was difficult at times, but despite being understaffed they were always nice.
The location is close to downtown, there’s a service elevator for move in, and free parking in the back for tenants.
Probably the only pros I can mention.
Cons—
There were lots of security problems with off Broadway. I had to file a police report when my boyfriends license plate was stolen from parking in the back lot after

I regret living here so much. If you’re a young college student or young professional you will not enjoy this place at all. The positive reviews here are all fake. No one works at the leasing office for long and every manager is literally so incapable that you realize Off Broadway is a joke. They’ll lose rent checks and then try to evict you, take… lunch breaks but never return for the day, say there is a two pet rule per unit but not enforce it, and rent out rooms in your unit without a 48 hour notice. The management is horrible!! I’m going to be homeless come Tuesday because no one will answer my emails, or calls!! I don’t understand how you treat your new tenants this way. I’m highly frustrated with how they communicate. While the apartments seem nice, they have a lot to work on as far as client communication. Hopefully the next year of my stay with them won’t be this bad.

Place is a F n dump. If your parent do not let your child live there. They will tell you that the electric bill is around $30 per month but it’s more like $160-180. Everything is electric. My daughters room on the fourth floor has two electric water heaters, electric stove and A gas furnace. The complex has one maintenance man that over sees a… couple of complexes. The bedroom windows either leak water when it rains and the rooms are freezing in the winter because there are no heat runs in the bedrooms just the main living area. Renter beware!!!

The elevator has been broken for four months, leaving residents who use wheelchairs stranded in their apartments or on the main floor. Completely unacceptable.

It's funny that this place encourages us so badly to write reviews because it's absolutely terrible and most of these reviews will probably be bad. I have had the worst experience since the very beginning living here. When my roommate first moved in (on her agreed move in date which was earlier than the typical move in date) they didn't have any… keys or anything ready for her. Upon her move-in the carpet was disgusting, and when they came to fix it, they replaced all of it except her room, so now there's mismatching carpet throughout the apartment. When she first moved in there was also
