Quality of the place is poor. And while they claim to be updating things it's been a year. Nothing aside from the lobby that they use is updated. Elevators feel like they're going to be the death of you, ventilation is non-existent in the rooms if you're unlucky enough to not have a window. It's clear that they don't upkeep as floor will legit change in type of wood on certain spots, dishwasher isn't leveled which causes issues. There's small holes in our floor. But all of that is really doable, the biggest issue is management, have an emergency? Can't call her, she doesn't pick up. Doesn't respond

I’ve been living here at Hopson Flats for almost 2 years now and i’ve loved it since the day I moved in!! Starting with how quickly they were able to move me in, the process of that only took 3 days (granted there were a lot of open apartments but still took so quick). The industrial look to each apartments are my favorite part of the building and the lobby just being re done makes it so much more homey. LOVE IT HERE!!!!!!!!

I’ve lived at hopson for almost 9 months now and i have to say hands down the cutest apartment i’ve lived in, the exposed brick and industrial in the apartments is definitely a plus, the views here are amazing and the management is great!! Cass and Disha have made living here such a great experience and i’m very excited to be resigning for another year here!!

10/10 would recommend living here! Hopson Flats is in the perfect location downtown, I didn’t think twice about resigning! Cassady and Disha have always been on top of maintenance request, responding asap, and making sure my needs are always taken care of. Apartments are super clean, cute, and affordable. Terrible place to live!!! Do not!! Right next to a bus station where homeless people sneak in and sleep in the lobby. No security and limited cameras behind the building where people exit the busses. Faulty electrical outlets, mold in the bathrooms, we had to get a restraining order because our Roomates boyfriend was stalking her and made it into our room. When we moved in the carpets where still not cleaned and the room smelled like smoke. This place is terrible.

Well I have been living here for almost two years, I like this place the ppl are very friendly and it is also a great advantage because theses Apartments are in the downtown you Guy’s can go for a walk t the park live wit your friends either go out for a coffee there a restaurant down here and a bar where you can enjoy a while wit your friends but… most importantly this place is very safe either Inside or outside! But theses last weeks since there is a new owner of theses apartments there has been a very big change more security more hygiene, and the ppl who work in the office they

I have now lived at Hopson for three years, I have seen many different property managers, and I have to say, Kim and Colton are the best I've seen. Always willing to go above and beyond to help the residents! This is also a perfect location (walking distance to everything downtown) and super affordable for its location. Apartments are clean and well maintained!

I've lived at Hopson Flats for two years and was going to move however, the new management at Hopson Flats is excellent, so I'm going to stay another year. Things that would normally take forever to get fixed in our unit or in the complex in general now have a super fast turn around time. I can tell that Kimberly really does care about her tenants happiness and she does everything she can to make sure that the best service is provided. This is definitely the best property management company that I've seen so far. Kudos to DTN! Apart from that the only downside I would say is the rooms don't have

I love living here. The view is amazing. The layout is nice and open. It's an amazing price for downtown living. Walking distance to all the best attractions in Grand Rapids, not to mention right across from great beer and entertainment at Founders! They are pet friendly and the maintenance staff is very friendly! Love!!

I lived in Hopson Flats for two years in a 4bd/2ba and it was pretty great.
The price was very reasonable for the location, and my view was gorgeous!
There are a lot of college age people and young professionals, so if that's not your crowd look elsewhere, but I never had any problems and met a ton of great people during my tenure there!

Positives: Location. You're right by the highway and walking distance to anywhere downtown. That and it is a good price for an inner city apartment at 620/a month (for a 4br 2 bath) with everything included.
Negatives: Maplegrove property management. The office is in the same building as the complex, however maintenance does will not come and fix… anything if you talk to them face to face, and they don't even care about their own amenities. The "fitness center" is a joke that includes a pair of 35lb dumbbells that just get left on the floor, a couple treadmills, a bike and a weight machine
