Your inspection is a visual examination of a property's major components and systems, and will help you understand the overall condition of the building. Your report is based on the apparent functional/operating condition of the building and its components. In just a few hours, you will have a vital picture of the property and its components.
Most new work has a specific warranty period (typically 1 year) which determines your timeline for informing the contractor about defects and deficiencies. If you have any concerns, let an unbiased expert evaluate and document conditions. Because new construction often involves more than one inspection, we apply a favorable discount on your second inspection.
Exterior Walls and Attachments -- includes 18 categories such as siding and masonry, windows and doors, porches, chimneys, decks, and garages. Items are inspected for structural integrity, proper operation, and weather seal. Insufficient maintenance is common here. Roof and Attic -- covers 17 components, including roofing membranes, gutters and downspouts, roof decking and framing, ventilation and insulation.
Please tell us about any schedule issues. Inspection: written report via email, usually within 1-2 business days following completion of your inspection. Radon screening: short-term screening, including for real estate transactions, requires a 48-hour test period. Add time for us analyze results and provide your report via email, usually the day your test concludes.
