It's always better to prepare than repair. When asked what we screen for we say "everything" to make sure you get the right tenants in your investment property. Full walk-throughs with pictures & reports sent after PMs search for evidence of lease violations and deferred maintenance you may want addressed.
What happens when the tenant can't make good on the lease and you are forced to re-rent the property. Does this mean you have to pay another lease fee? Most companies will tell you "yes, you do". We don't think that's fair. For those interested we offer our Stable Tenant Guarantee which means if your tenant can't fulfill their lease, we will re-lease the property for Free.
Most management companies charge a similar "Leasing Fee", but they don't offer you the same service. Sleep Sound Leasing Agents arrive at your property to take high quality photos for your ads. Sleep Sound examines each application using the company's rigorous screening process. Once a tenant is approved we schedule their move-in date, collect first month's rent, deposit, and sign a lease.

I was helped by Kaylee Zuhlke , they were very helpful! Whenever I had any questions at all they replied within the day . In the beginning I had no idea who to talk to with questions I had but they made its very clear very fast that if I had any questions at all I could go to them and get them answered , at first I didn’t know what sleep sound was a good thing or bad but now I know for sure if I ever see it on anything I know it’s a good sign!

Sleep Sound made a tough living situation much easier for me to handle, more specifically, Caitlin, did an amazing job as a property manager once we were finally connected with her. There was a bout of turnover for awhile, all while issues in our household kept arising, but once Caitlin came in the picture things really improved. She's very responsive, kind, and thorough. I appreciated specifically having her as a property manager for my last six months of residency in the space I was renting. Despite the turnover, Sleep Sound was as responsive as they could be, and helped with a slew of maintenance

Nick was extremely knowledgeable about the industry and helped me to understand the multifaceted responsibilities and liabilities that come with income rentals. He explained the challenges and warning signs to look for when searching for a property mgmt group, after speaking with multiple agencies I knew that Sleep Sound was the best choice. I love making money off my rental and not lifting a finger. Sleep Sound lets me relax and profit from my investment, while they handle all the responsibilities.

It has been great working with Sleep Sound to oversee my property in Portland. My home was never intended to be a rental property, but it had to be rented while I took a job internationally. I have used Sleep Sound Property Management for the last two years for rental property management. I have been very happy with the service provided by my account rep, Kesean Coleman. He has always been very responsive to my need.
