Yes, if your property is located inside city limits of Seattle, Bellevue, Kirkland, or Redmond. However, the resident must still prove they are able to pay their share of the rent, pass the credit check, and have past rental references. We handle all rent and check collections for you, we typically send owner distributions on the 15th of the month via direct deposit(ACH) or check.
Yes, our property manager can collect a $500 hold fee to secure the apartment before you apply. Residents who do not pass credit screening and income standards will need to add a co-signer. All of our listings are online, you can apply directly through the listing or reach out to any of our property managers to receive an application.

I lived in an apartment managed by Guide Property Services for 13 months. There was difficult communication my entire time living there. We had a difficult time getting a response to schedule a viewing with Ronnie who seems to have since left. Then we had Chang as our property manager who was generally responsive and answered calls pretty well. We moved out end of June 2021 and only TODAY (December 2nd) received our security deposit. I got an email saying it was mailed to my new address on July 20th 2021 which is already 20 days after we moved out. Under Washington State law, we are supposed to

Only pro is that they are very responsive when it comes to cancelling your tours. I scheduled two tours with this management. I had to go through three people to schedule my first one. For the second tour, I decided to directly consult them to schedule a perfect time for them. It was confirmed the day before, then again at night, then they cancelled in the morning. They offered me another time and that was cancelled as well.

Lisa R. (the property manager) went above and beyond in helping me get settled into my new apartment! She quickly made time to schedule a tour of the unit and she was very responsive to any and all of my questions/concerns along the way. I particularly appreciated her ensuing that my unit was fully move in ready for when I had planned. Furthermore, when a minor issue occurred with a door lock, she had it fixed promptly before my move in date. Again, I appreciate Lisa's incredible professionalism and look forward to spending the next year in my new place!

I recently found one of Guide Property Management's units on Zillow while searching for an apartment in the Redmond, WA area. I reached out to the leasing office through Zillow and was told that it would be two weeks until I could tour the apartment. Since I wanted an apartment lease soon, I decided to apply for the apartment since it looked great in the photos online (which were accurate photos now having toured the unit). Once I applied, I received very quick and helpful support and information from the landlord. I was able to tour the apartment later that day, and I signed a lease the day after

Andy is amazing. By far one of the most respectful, hardworking building managers I have ever dealt with. He addresses my concerns or questions in a very professional, fast and efficient matter, he makes me feel like a valued tenant. Very easy to get ahold of. I appreciate all the hardwork he has done and you can tell we have improved tremendously. Maintenance is top notch. As soon as I place a request it gets handled no more than 24hrs. We lived in Cornerstone Apartments. Building has a new manager - very responsive, she really cares about the building. Lisa(the manager) solved all the small issues straight away. It's a good quality for the money. We had a beautiful view, you could see the city and Mount Rainier. There is a school next to the property with a great field. I played there with my daughter all the time, especially during the spring and summer. Would definitely recommend!

Lisa Reinhardt with Guide Property Services is beyond phenomenal. This was my first time moving, and Lisa made the entire process easy and streamlined. She answered every question my boyfriend and I had, and answered questions we didn’t even know we should be asking and has a very fast response time. From the first phone call, to the final signing of our first lease, Lisa made us feel warm and welcomed. I truly can not believe our luck with the entire moving experience.
