Jim is one of the Founding Partners and is Chief Executive Officer of J & L Property Management, Inc. with over 30 years of experience serving residential communities. He is also well versed in Chapter 718 and 720 of the Florida Statues that govern Condominium and Homeowner Associations. Lorraine Calderazzo, is the Vice President of J&L Property Management.
We provide a complete array of services to operate the administrative, financial, and physical aspects of your Community. We have organized our company to provide specialized services for homeowner Associations, low-rise condominiums, high-rise condominiums, self-managed properties and master planned communities.
You must submit an Architectural Modification Request or "ARB form" if you are planning to make any modifications to your home or property. Your application must be submitted with all required licenses, certificates of insurance, permits, etc, requested. Incomplete applications will be denied. All of the instructions are included on the first page of the architectural form.
Management will confirm that your vehicle has been registered and your decal is ready to be picked up. Bring your $15.00 money order made payable to J&L Property Management to pick up your decal during business hours. If you do not pick up your decal and your vehicle is booted, neither management nor the Association will not be held responsible.

I do have to say that they have gotten a lot better honestly in terms of response to questions or anything in the community that needs attention. They do their best to keep up with all the appearances and maintenance on the property. Thelma and Rikki are always helpful no matter how many questions I send their way.

Thank god we are finally moving,,,,we are the original owners and were never given a pool key just sold last week and were told we have to pay 25 dollars money order for key,personally some of my neighbors original owners get there with no fee good riddence horrible communitcation cars all over with out of state plates and no stickers they dont follow there own rules

Paola was super helpful with getting our approval letter for our closing. In the beginning there was a mix up with the addresses on the applications but Paola was able to fix the issue for us and get us the approval letter on time. Can’t recommend her enough!

Very incompetent team, ignoring emails about maintenance issues at the property where I live in, despite providing all evidence. the chief manager "Jim" doesn't live up to the bible phrases he loves to quote in his email signature, as he responds sarcastically and disrespectfully, and also bizarrely lie in emails about trivial details that are easily verifiable. this company is always avoiding and sketchy when addressed about maintenance that needs to be done, but they know how to answer promptly when its just about billing and forms.

On July 8, 2021 I sent a form via email to be completed and returned to me regarding a $200 rebate from my city for installing 2 low flush toilets. The reason I sent the form to them was because I do not have an account with the City of Oakland Park for water because it is included in the HOA fee. Besides my name and address, the form asks J&L to indicate that my HOA fees are current and that water is included in my HOA fees. I have contacted them no less than 10 times and they responded each time with excuses that the person in the accounting department was "out of the office"

J&L is a wonderful company. I'm the President of my association and hired J&L almost 10 years ago. Jim is the owner and is very involved and hands on in the overseeing of our property. When J&L began with us, our association was in major financial difficulty. Our previous company had left us dire straits financially, foreclosures and aesthetically. It's truly unfortunate that you have to select a star in order to make a review. This company has unfortunately been a part of our lives for just about 5 years now and I must say they are the rudest , most condescending group of so called professionals I've ever dealt with my entire life. I have been having an issue with the app they put a boot on my car twice this month with a visitor parking on it. No warning just boot my car. Then I went to management place talk to the lady she have nothing to do with it and then telling me she send the new management policy we never received a package or a letter about this new management. Well I try to get a decal one of the lady said to give me the decal cause I've been leaving there over 5 years she said no she can't give it out cause its 2 car per unit... the worst ever can't deal with that. In the past two years since moving into a home managed by this company, their interactions with me have become unprofessional to the point of ridiculous. From touting their personal religious beliefs via email, which have absolutely nothing to do with anything related to the ethical and professional management that they should be providing, to their absolutely discourteous personal interactions. My legitimate concerns and questions have been met with flat no answer strategies, outright dismissive tones, and sarcasm.

I have worked with several property management companies over the years. J&L is by far the worst I've ever encountered. This statement on their home page is a complete and utter joke: "Our company was established back in 1988 while residing in a Condominium and seeing the need for a more structured, honorable, respectable and sufficient way to run Community Associations." I don't write many reviews!! But J & L Property Managment is the worst compny ever! As a matter of fact I don't understand how such a business can exist. They mishandle homeowners information, and are totally incompetent in managing anything. I would recommend to stay far away from such a dishonest and incompetent business.
