We have rented with PPM for over 2 years and they have been great to rent from. They are very responsive with maintenance requests. The portal they utilize for rent payments and maintenance requests is easy to use. We highly recommend renting with Portola Property management!

Worst Property management I have ever deal with, they never answer phone calls no matter what, you need to email them to received service in their properties but the people they send are not equipped to resolve the problem, there are not follow up to any issues, but they are prompt to demand rent, This property management this a qualify Manager to properly resolve the issues they get paid for.

Do Not Rent from Portola (especially the property 4590 Capitola Road). I know it's hard to find a place to rent in SC, but this place will steal your money (please see other reviews talking about the same thing). We rented a 591 sq foot place for the past 11 months. We paid for professional move out cleaning services totaling almost $400 (including windows & blinds per their request in the lease) and provided Portola with a receipt. The back and front yards were also mowed, weed eated and raked (the back yard is also mostly dirt).

DO NOT APPLY to this management company unless you know exactly what their fine print is. Their application fees are non-refundable, even if they DON'T run your application. And don't count on them giving you a heads up on this policy even when you're in communication with them. They want you to overlook the fine print, knowing how competitive the rental market is and how desperate renters are to be the first in line. PPM is unreasonably collecting fees for services unrendered. 👎

Do not rent from Portola unless you plan to loose your deposit at move out, at no fault of your own. We lived in a tiny (280 sq ft) apartment for six months. An already clean and tidy person, I spent a full day DEEP cleaning the unit once we had all our items out. I cannot even recall the kitchen drawers looking as nice as they did when we moved in, after I had used a magic eraser and softscrub in all of them. I also cleaned both the inside AND outside of the 12 or so square feet of windows our unit had. The day of our move-out inspection, the intended personnel couldn't make it so they sent a

Avoid at all costs. They will nickel and dime you and try to take all your deposit on needless charges for normal wear and tear after a loyalty of 5 years. $2,000 just for basic cleaning? Seriously. The 1974 one level 1400 sq ft home needed new carpets (were already used when I moved in) but they still charged me twice to clean 500 sq ft of carpet. This after I used their recommended cleaners. They are not responsive unless it is to their benefit. An old house is an old house and it is up to the owner to maintain not the tenet after 5 years of loyalty. California has issues with housing in general

I wish there were 10 stars. Portola Property Management has consistently wowed me. I have referred them many times to both potential renters and to owners looking for management services. Being in the business I am in it is important to see that they care about the property they are renting. They protect both the potential tenant and the owner. They always make sure that everything is taken care of. Don't let roofs and plumbing leak, make sure appliances are in good shape and working order, flooring and paint is clean and fresh.
