The place started off very nice and within the past year, went down quickly, mainly due to new Manager. If you drive towards the back of the complex, you will see how section 8 housing looks. Dirty balconies, trash everywhere, garbage cans overfilling and pouring onto the street (breeds roaches) residents are told to "take it back to your apartment" if bins are filled? Who does that? Neighbors are loud and disrespectful, drive through the parking lot too fast with kids playing everywhere. Constant domestic issues with couples and roommates. Cops constantly called out. You constantly see lease violations

IF YOU CAN GO ANYWHERE ELSE DO IT!!!!!! MOVED OUT AT THE END OF JULY NEVER GOT ANY CORRESPONDENCE THAT SHOWS IF I HAVE A BALANCE LEFT OVER, SENT ME TO DEBT COLLECTORS. WHEN I CALLED THE OFFICE TO DEMAND WHY THEY NEVER SENT ME AN EMAIL/LETTER/CALL LINDA SAID “we’re human we make mistakes” LIKE OK LINDA SO ARE YOU GONNA PAY THEM OFF?? WHEN I ASKED TO FIND THE EMAIL THEY SAY THE SENT COINCIDENTALLY THEY CANT FIND IT!!! LIKE OK YEAH SO ITS MY FAULT. TERRIBLE APARTMENTS!!!!

Do NOT live here if you want AC or decent heating. Our AC has been broken for 3 weeks now and maintenance keeps coming and telling us “it’s fixed :)” when it is clearly not. It’s only the beginning of June and the inside of my apartment has reached 90 degrees. One of the residents in my apartment is disabled and is unable to sleep in the apartment when the air is broken, but is still being charged rent, utilities, etc. Maintenance does nothing. They also don’t fix any other issues that we have with plumbing/lights etc. Waterford at Spencer Oqks does not care about its tenants.

I have lived here for a month, I should have chose another apartment when they called me and told me my apartment was move in ready and they didn’t paint, change the carpets or patch any holes in the wall, the bathtubs weren’t recaulked and my kitchen sink faucet literally lifted off of the sink, there is a piece of wood in the bathroom ceiling that is just hanging off.. but they told us it was an error any it would be taken care of. My first day of moving in, both of our toilets overflowed simultaneously, and they told us to caulk our own bathroom. our third day, there was a clog in

I was happy with the service of the staff here until we moved out. We were charged a fee of $712.12 to replace the carpet, even though it was in perfect condition when we moved out. We were informed by the staff that the carpet was replaced right before we moved in, and had an estimated 5 year lifespan. As you can see in the image, they not only kept our entire $350 deposit, they are charging us on top of that. We repeatedly called to dispute the charges and were told the property manager Kathryn Rutledge was the only one able to discuss the situation. So we asked the staff to have her call us

Office doesn’t seem to care much about their residents. I have been needing AC fixed since Sunday (today is Friday). After multiple follow ups I finally get the maintenance to deliver portable AC units tonight, and they weren’t able to push the door open because of the weatherstripping makes you use some muscle to open the door. Maintenance accused us of blocking the door so they couldn’t come in, but we weren’t even home because the apartment has been in the 85 degree range all week with outside temperatures of 100 degrees.

1.Office is very slow to fix anything. It’s not due to the maintenance staff, It’s lack of communication and the complex itself is old, things are always breaking. The ladies in the office don’t like to work. If you complain they sometimes take longer and won’t always answer the phone at all. I was in the office when the phone was constantly ringing. It was almost time to close and I hear one of the ladies say “Don’t answer it, they have been calling about nothing all day, I stopped answering around 2.”

I have lived here for over 3 years. Maintenance is awesome and get repairs accomplished quickly.
The office holds event that are kid friendly, which is a wonderful way to get to get to know the staff and neighbors.
I am a single mom and feel safe with my child.

I toured for a week around this neighborhood before I finally chose to live this apartment. As I am a mother, I put the security as our top priority as long as it is affordable with our limited budget. Now I have lived here for about two years, and I can still say that this apartment is by far the best with affordable budgets. The neighborhoods are safe, and all of my inquiries have been responded within reasonable amount of time. Plus, the kitchen’s floor is wood, so I don’t have to worry about spills. :)

My sister has lived at this apartment complex for a little over 6 months now. There are good things here - the staff is friendly and responsive, the grounds are maintained, and the apartments themselves are a good value for the square footage. All of this is completely outweighed by the lack of AC in these apartments. The unit my sister is living in is at around 82 degrees right now, and that's with a $200 electric bill for the month of June. Excited to see what July's electric bill will be. The AC units themselves are old and, in my opinion, aren't large enough to handle the summer heat we are
