Dennis did a comprehensive inspection which was satisfactory except that he missed a major problem with the hvac system. The evaporator in the package system was 90% clogged by pet hair, dander and dirt which was a $1300 repair, though with the age of the system and its evident abuse, I elected to replace. He gave the system a passing grade, recommending it be serviced when I took possession. I do not feel he looked out for my interest as diligently as he should have. Even more disappointing to me was that when I followed up a phone conversation with an email documenting the issue, he made no return
