We just finished 3-year renting 2-bedroom apartment at Sparc and had bad experience with move out charges
Cons:
RENT: Rent is expensive for apartment (considering cost per sq foot)
PARKING: Parking cost is relatively high ($200 per month), One parking spot maximum per apartment (we end up selling 2nd car for not having parking), Parking spots are so small, it is hard to park my SUV. If you park your car outside the building, you will get a TICKET. DO NOT move here if you have 2 cars, also it was our primary concern when guests were visiting as no guest parking

We have lived at Sparc for a year and really love it.
The location is great, very close to downtown Bellevue. The maintenance is fast at responding our requests and respectful when they are at the room. The area is safe and there are plenty of space to walk around in the evening.
Our experience with the team have been consistently great in the past year. Mia had given us a tour with thorough detail. The team had been great during our stay.

There are two buildings located next to an alley which has 10-12 garbage pickups M-F. These pickups last 18 minutes each and the noise is loud (75 decibels). Also numerous truck deliveries. WFH sucks here.
They charge a $120 cleaning fee if you don't hire a professional cleaner and show receipts. This policy is not in the lease. If you don't pay it, they keep your deposit. PM told me he couldn't remove the fee and said I was notified of the policy when I received my move out instructions.
I do not recommend living here.

I lived at Sparc for 3 years and had a great experience! The units are beautiful (building C has gas stove tops which are amazing), the gym is clean and spacious, and the fire pit/rooftop area is beautiful!
The only downside was parking (very limited) and constriction around the Spring District which can be very loud/busy. But the location of Sparc is super close to parks, trails, grocery stores, and downtown. Overall, I loved my time at Sparc!

1. Even if you are a tenant here, you are not guaranteed a parking space. They reserved a lot of parking spots for the pre-school. If you park your car outside the building, you will get a TICKET of $44 every day! They are definitely aware of this issue, but they never did a thing to solve it! DO NOT move here unless you don't have a car!
2. Packages can't be delivered in front of your doors. All packages are sent to the first floor of the apartment office. Only small packages are placed in the Amazon locker. All other packages are left on the ground and everyone can pick yours. Missing packages
