The following is a partial list of programs offered by Stephen Wong at Byone Reic with a brief description of the key elements of each. Conventional Loan - Traditional loan programs that usually require 20% down and offer competitive interest rates. Documentation and fair-to-good credit are necessary.
Pre-Approval starts the loan process. Once a lender has gathered information about a borrower's income and debts, a determination can be made as to how much the borrower can pay for a house. Since different loan programs can cause different valuations a borrower should get pre-qualified for each loan type the borrower may qualify for.

Over and over again, as the rates dropped she would refi. Though I had refied with someone else before, I liked how everything was handled with detail according to my sister.
People buying and selling real estate often open an escrow for their protection and convenience. The buyer can instruct the escrow holder to disburse the purchase price only upon the satisfaction of certain prerequisites and conditions. The seller can instruct the escrow holder to retain possession of the deed to the buyer until the seller's requirements, including receipt of the purchase price, are met.

I’m sure Stephen is a good lender however I didn’t have a great experience with him. I had a complicated situation with a rental property I own. And without looking into the details, Stephen just told us to sell our rental property so it’d be easier to get a loan. Um, obviously it would be easier to just get rid of any debt. I needed help looking into if we could make this work and what we could get approved for. 3 stars is a little high for the laziness I experienced but I didn’t want to rate lower.

Stephen made a great first impression. Since he has so many 5-star reviews on Yelp, I decided to give him a shot. I was not disappointed. I emailed Stephen Wong with all the necessary information to do refinance last month. He said he would follow up with me when there is a better rate. An entire month has passed and Stephen still has not given us a single rate. We followed up with him today. When we called, he was unable to recall who I was. He even got the property wrong. At this point, since we are getting nowhere, I asked if he can just stop the entire process. He suddenly says we should lock in the rate today. When asked what the rate would be, he still did not give an actual number and instead just started asking other questions

We left a review in the past but it got deleted for some reason. Can't say enough good things about this hard-working man. Will not bs you about what you can afford and always will absolutely get you the best deal. He did our papers when we bought our house and refinanced for us twice after to get us the best rate. I called Stephen about a month ago asking for refinancing for a JUMBO loan on a property in bay area. He told me he could not get me a better rate than our existing 3.625 and current rates (at that time) were way worse that that. Well guess what, that was completely incorrect because I have seen some banks give as low as 2.875 for JUMBO loans in the past month. I wish I hadn't listened to him back then and continued my research. It was my stupidity but I missed out on that 2.xx rate...but was still able to lock in a much lower rate close to 3% now that I heard other people get such great low

Stephen has been amazingly patient with me. I'm not a first time buyer but this was my first time buying alone and it's been 4 years since my last loan. I can't recall the exact number of refinances I did my two houses in L.A. with Stephen. It must have been in the teens. Why I choose Stephen? Because he is fast, responsive, and truthful. And best of all, he's got extremely competitive rates. Working with Stephen is super easy. I don't need to see him at all. Everything is simply through phone and email. And what's convenient is he salvages your information from the previous refinance. That saves a lot hassle and privacy. I also like it how every time he is like an alarm clock telling me that is the right time to refinance again.
