I previously reviewed Dwellings and gave and gave them 5 stars. That was in 2017/2018. I am not sure what transpired in the past year, but Dwellings completely went from great to awful. They ghosted us a months prior to the last lease ending. We were unable to get any returned phone calls, emails, and texts. All remained unanswered by Roland Gonzales (and still do). To our astonishment, they even locked us out of parts our property. We had to hire a locksmith to get inside a garage. We terminated our contract with them via registered letter as their office appeared unoccupied. They did not complete

I wish this could be a better review. This company was excellent to begin with. Delivery on the product sold was great, and my wife and I were so happy to have them on our team. And then it wasn't. Things were moving along per usual and when it came time for new tenants, they just disappeared. Three years in and then nothing. Over a month of trying to get a hold of someone with no response. I understand that Covid rippled into myriad staffing issues, complications, etc. for everyone but someone is on the payroll, right? And someone is supposed to be accountable, right? One email with

They don't seemed to be staffed well enough to handle the volume of work. The rental has been vacant for a month now without any sign of bringing it on the market. On top of it, they do not communicate at all - there is no email, no phone call on what is happening with the rental or when it would be on the market. The lack of communication is most troubling. Even a simple "We are drowning and will get to your rental in XX days" would have been nice.

On top of it, they charge extra for repairs or service (such as painting, plumbing, etc) - far more than what others would charge for

A renter liking their property management company seems pretty rare these days, but our experience with Dwellings has been fantastic! For three years, they treated us kindly, professionally, and respectfully. The home we were renting was kept in tip-top shape, and everyone at Dwellings was excellent when it came to flexibility and communication. From a renter's perspective, we had an unusually excellent experience; Roland and the entire team were top notch!

We worked with Dwellings Seattle to manage our townhouse two years ago. Roland and the whole Dwellings Seattle team were fantastic to work with. On his initial walkthrough, Roland's feedback was detailed and helpful. We took all his advice for updates to the home and everything looked perfect. When I had decided to put my house in the market for rental,I had interviewed several property management company.I ended up with Dwelling Seattle after talking to their CEO, Roland. He had gave me a good suggestions of things to fix/upgrade that would bring my property to the highest rent per square foot.He was very confident that Dwelling Seattle could find me a good tenant as soon as my property was ready.
His team worked diligently and professionally to get my property ready.
Sure enough, Roland kept his promise, my property got rented out in a week after it was in the market.

Dwellings has been the property management company I've used for my Seattle area rental for 5 years now. The Dwellings team has always been responsive to emails or questions and the property has been maintained well. After the previous tenants left, Roland suggested several upgrades to maximize the income on the property. Due to the pandemic, I was not able to be there for any of the work, however the Dwellings team did an excellent job. The property looks great and rented quickly for the target price. First, these property managers install a sign in my neighbors' garden for a unit ONE BLOCK DOWN THE ALLEY. They NEVER asked permission, just plopped it in their garden. That was about 5-6 weeks ago. It interfered with traffic visibility, and it was rude - so neighbors had a conversation with each other and it disappeared: TWICE. Because, you know, these people didn't take the hint the first time. Someone left a scolding message on the sign the second time.

Now, they install a sign FURTHER into the property AGAIN WITHOUT PERMISSION?! I guess the signs aren't expensive enough for

Oh my gosh! The worst company ever. We were exorbitantly charged for each and every repair that was done on the house. Even after being promised we were not included in selection of either vendors or material or appliances. The tenant was told lies about us and was kept at Bay. All lies and nothing else defines Dwellings.

When we checked the bills after they left in the middle of their contract we were shocked that they had charged us double for everything. On top of ripping us off the tenant was ready to sue us as they were never served on time. Every time they raised a complaint there were

Roland will milk you for every dollar he can. They told us that they would charge us about $.30 per square foot for clean up of the home after we'd rented for a year. He ended up charging us closer to $2.00 per square foot to fix anything and everything they had wanted to fix whether it was poor landscaping that had been done by their people, new floors, repainting walls that their workmen had damaged, etc.... He would schedule meetings on an early morning on the weekend and not show up with no apology. Overall, there's just not a strong sense of customer service.

Single worst experience renting in cumulative 30 years.

Every review citing poor communication, fraudulent charges, disorganization and general lack of care or concern for renters are completely in-line with my experience.

- Pre-existing Faulty light fixtures which "would not be fixed (due to expense)",
-Listed an un-insulated non-conforming room as a "bedroom" for which we had to request a door be installed - uninhabitable for young children both in the hot and the cold months due to temperature.
- Rat infestation in yard. Their solution was to have a pest control contractor

A big shout out and thank you to Marisa Quinn at Dwellings Seattle! We had been looking for a rental home in the Seattle area for 3 weeks and were having a hard time getting property managers to call back or set up tours. A few houses we did tour were "not as advertised". We found a fantastic rental in the Mount Baker neighborhood and submitted an online request for a tour. The response from Roland is mind boggling. To clarify matters:

- the inspection conducted before we finalized the purchase did note that the heater was not working
- Dwellings never sent us a repair bill for the heater
- once we switched rental management companies, the new company immediately told us about the issue and offered to find an electrician
- the repair bill was quite significant, so given that Dwellings charged us a lot for landscaping of uncertain value, it's hard to believe they'd have forgotten a bill for an electrician

In short, Occam's razor says it's more

We hired Roland and his team for a few years ago to take over a rental property. We had other management companies before them, and when problems with renters or maintenance came up, the headaches always seemed to fall on us. With Dwellings, they have taken care of any issues promptly and with minimal stress to us as owners. After interviewing several local property managers with lackluster results, I was so relieved (and impressed) to find Roland and the Dwellings team. In June 2017, I hired Dwellings to manage a higher-end 3-unit building, when I moved cross-country for work.

Like many others here have noted, it was hard not to be wowed by Roland's salesmanship, detail-orientation and intelligence during his initial sales call. I received several emails over the course of 18 months from Roland, the CEO of Dwellings, asking me to change or delete my one star review. Apparently the ownership of this company has changed hands, and they are working very hard to run a legitimate business, distancing themselves as much as possible from the former owner.
