When it comes to Seattle commercial real estate investing, many investors are not aware that there are two main types of real estate research and representation: buy-side and sell-side. In a nutshell, agents who work for investors produce buy-side research. Agents working exclusively for sellers, on the other hand, typically produce sell-side research.
For every property offered for sale, there are a limited number of buyers. That limited number of buyers becomes even more limited as the price of the property approaches the high end of what is considered "the market".

I have lived in an apartment building managed by the Foundation Group for close to four years now and have been extremely pleased with their responsiveness, fairness and how clean and safe they keep the premises. Every time we have needed assistance with something, they have been right on it. And the people they send out are always friendly, professional and helpful. They keep their buildings priced fairly and have always made us feel like valued tenants. Highly recommend renting in any building that is maintained by this group.

I want to give them a bad rating.
My story: I subleased an apartment (for 6 months) and later renewed my lease, so property was rented for 22 months. Over the period of stay, I never requested for a single service. So I don't know how good is their service.
At the end of my lease, when I moved, I cleaned my apartment including floor, kitchen and washroom. But at the end still they deduced $305 from deposit. And I feel like this is the wrong way to use my deposit money. If the property is rented for 22 months definitely it will require minor cleaning, that doesn't meaning owner should

I'm a former resident of The Villas in Woodinville, which is a stunning property. This review is specifically for the property management firm for their above and beyond service. Michael Kahn has done an excellent job at elevating the property and resident experience since the firm took over the property in 2020. Michael and his team go out of their way to ensure resident issues are resolved quickly. I really appreciated his teams level of detail. I would highly recommend having the Foundation Group manage your property - they take excellent care of the property and residents!

My partner received an extremely low offer from this firm, and when he requested to not be contacted any further he was harassed by their representative.

After being harassed by the initial agent and posting about my experience online I was contacted by the owner of this firm with what was apparently meant to be an apology.  I say meant to be since it was really just a transparent attempt to get me to remove my reviews by stating how hard it was to "put food on the table" for the agents of this company given the current economic environment.

We did not know of The Foundation Group before Issac contacted us and inquired whether we would be interested in listing an apartment property we owned in Yakima, WA. We were a little skeptical at first, but Issac answered our questions and even brought a potential buyer to our attention. We agreed to work with The Foundation Group as we explored the possibility of an unexpected sale for more than we thought the property was worth at the time.

From a property owner standpoint - I was approached by The Foundation Group and asked if I had any interest in selling. I gave them a price expectation which was based on an assessment of value by another Commercial brokerage within the prior 90 days. When they came back saying they'd be interested at less than 70% of that value I asked them not to contact me further.
Despite that request I received multiple further emails in escalating aggressiveness from a broker that included referencing my primary profession, apparently after a web search, and abusive language.

We live in The Villas townhome community in Woodinville which is managed by The Foundation Group. Since taking over management from a previous team they have invested in automating everything from payments to maintenance requests to account profiles and more allowing just about everything to be done via PC, Tablet or Mobile Phone. They are friendly, responsive, professional and, in these days of COVID, very safety conscious. Just a top notch team and exceptional property all the way around.

I worked with Erich Bubbel at the Foundation group and even though I still can't say his last name, my experience has been really wonderful. He is not only very knowledgeable on multi-families, but Erich truly cares about my success and goes above and beyond to help, solve, add value, provide resources. We have lived at Caldwell Townhomes for 18 months and will be signing another year lease soon. Our lease is up, and although there are great incentives and lowered rent amounts all over Seattle right now due to Covid, we have chosen to stay here. That should tell you how exceptional our experience has been with The Foundation Group, specifically our property manager Michael over the last 18 months.

Living at Anchors West has been a wonderful experience. If I didn't have to move for work we would be renewing! Kate and Leena have been nothing but friendly, accommodating, and helpful. The maintenance staff man we met was very friendly too and left notes for us after completing work. Great location, great apartment for great price, and great management!!

If you have any option do not lease from this bush league 'property management' group. I put it in quotes because they are totally clueless and don't follow city law. After having a bedbug issue caused by the tenant across the hall be completely ignored by them for a whole month I decided enough was enough. I gave proper notice and followed all city laws. It's been 21 days(the deadline to return security deposits or receive and itemized invoice explaining why it won't be returned,) and they are full of excuses why they are breaking the law and withholding my deposit. Apparently this "ethical" company believes in posting private information online, and encourages people on a third party website to reach out for said private information.

I have posted proof of this--furthermore, I have yet to receive any information on what "lease violations" occurred. I have the letter given to me by Klemet Preus, and no lease violations are outlined in that letter. As this contains Klemet's personal information, I have removed certain parts--a courtesy Foundation Group cannot seem to extend. "We invite readers to contact us for tenant references

Terrible property company. These people rent out to criminals--evidenced by the fact that my building had gang tags. They repainted a bunch of other blemishes, but left the tags up. Numerous incidents of property theft and vandalism--they did nothing, despite having cameras everywhere. Furthermore, they sent my account into collections without ever attempting to reach out to me via phone, email, or otherwise. The list goes on and on--but really, a "Foundation," this place does not have!

I just got done living in a unit managed by The Foundation Group, specifically Michael, and I couldnt have enjoyed it more. Maintenance gets done on time, questions answered quickly and accurately, anything that my roommate and I needed, it got done. If I ever need to rent again, I will be talking to Michael first.

We own a 50 unit building on Magnolia, managed by Jason and Michele at The Foundation Group. We are very happy with the service we receive. I think our best interests are always forefront in the management decisions. We maintain less than 3% vacancy per year, rents are raised with the market rates. The tenants know I am the owner and they have my cell phone number with instructions to call me if the management is not responsive, in 2 years I have had 2 tenant calls that are not worth commenting on. If you ever want to hire a management company, please do background checks and reviews to alleviate some of the problems we had with hiring a company called "The Foundation Group" based out of Seattle. Fair warning to all, when you leave the trust to your business in the hands of "The Foundation Group", here's what can and did go wrong for us.

The Foundation Group failed to collect a full month's rent on time from a tenant they secured a new lease within their short 6 months of being hired by our company. A contract was put in their name as "landlord"

The Foundation Group ruins perfectly good apartment buildings. Once our building was ran by TFGRE the vice president installed his kid sister as Super, the gounds became unruly, it took them weeks to fix any problem and their communication is terrible. Everybody speaks down to you, takes you for granted, and thinks that you work for them not the other way around. Before you move into another apartment make sure it is NOT managed by The Foundation Group.
