Update: we've been trying to renew our lease for over a month to no avail.
Our lease goes month to month at the end of our leasing period, and the building is rent controlled, so we have little incentive to re-sign for a year. You'd think a property company would jump at the chance to keep its tenants, but after more than a month of attempting to contact Noel, we've gotten nowhere.
I had to bump the email twice to get an initial acknowledgement -- this took two weeks. Now, FOUR weeks later, we're still waiting for something to sign.
While the offered $100 rent reduction

Living in my place about 40 years . From dealing with other tenants water damage on my ceiling to Gaetani with their poor service and management. It takes a building inspector for them to follow thru with tasks. Numerous complaints about tenants upstairs wasting water and causing water damage in my building and Gaetani cant figure out that its not a plumbing problem its a people problem. Miriam iff thats how you spell it is responsible for this building is doing nothing but avoiding me. Rental board and building inspectors is the way for them to respond.

I had a pretty good experience with Gaetani. Granted I found a fabulous place in good condition and requiring little maintenance. They can sometime take a while to respond to emails but with persistence they will respond. And as long as you leave the place in the condition you found it, you'll get your full deposit back.

Vance was literally the absolute best property manager we could have stumbled upon in our search for an apartment in SF. He showed us all of their available rentals in the first building we were looking at and the one we decided on ended up falling through. We were so bummed but then he went above and beyond to keep searching for us, even for places not yet on the market.. and kept in constant contact. He got us in touch with counterparts of his and made sure we were taken care of until we found a place, (Thanks to Brett and Mariel as well). I absolutely recommend. Thank you so much, Vance!!

Contacted Nikki at Gaetani and she got me into a great apartment! She was super helpful and helped educate me about the different neighborhoods. She was very responsive and went above and beyond to make sure I was settled in and comfortable. Just told a friend about Gaetani today and hopefully Nikki gets him into a great unit like me too!

Gaetani was my property management for a year while living in 899 Green St building. It was a smooth process from the beginning and it was right at the beginning of the pandamic, so I was very grateful that they made my transition easy. Birgit, who is the residential property manager was very attentive throughout the entire year - she really, really cares about the property and does everything she can to protect her tenants and keep the building in the best condition possible. Also, since Aaron came on board the last 6 months of my lease and he was very approachable and easy to communicate with

Been over a year and I am still unable to receive mail as my old address is recognized as a 'business' and not a 'residence'.
Gaetani has been unresponsive and of no help. The USPS says they cannot do anything until the building submits the paperwork to have it recognized as apartments. This is a huge headache and so frustrating as I cannot update my forwarding address.
Do not move into their Carl street property unless you want to inherit the headache!

Many issues with this management company, un-attentive, irresponsible, and liars. As one person stated, THEY ARE SLUM LANDLORDS.
The straw that's broken the camel's back?! I've had no heat in my unit for eight days. Numerous notifications to them via phone calls, messages, maintenance requests, physical messages left attached to the manager's door, and still no response.
If you are not in dire need of housing, do yourself a favor and do not rent from Gaetani.

Ever since Aaron took over as our property manager we have had nothing but great experiences, most recently our washing machine broke. Aaron coordinated everything like a Swiss watchmaker: Repair man confirmed a new machine was needed, was transparent about approvals and options available (and was patient with us as our laundry piled up and our cat decided to sleep on it) and then quickly had a very professional and nice appliance installers fix everything. Couldn't be happier with the new machine, thanks Aaron!!!!

I'm pretty sure this company has been sued in the past or is spending money on fines instead of actual building repairs because their management of buildings is down right awful. The 1-star was because I had to provide a rating but I would have provided a negative 5-stars if possible.
This company is now the new building owners of The Jeanette at 536 Leavenworth Street. For almost a month now, they have been without an on-site manager, the general maintenance of the building hasn't been kept, and there's a horrible smell in the lobby, 1st floor and basement, which was "solved

Gaetani are known far and wide by Tenants and other Real Estate Managers as being Slum Landlords. They work cheap for the Owners and provide the appropriate Service. "Appropriate," meaning: "Less Than As Little as Possible."
Marcus is a horrible Manager. It takes four emails to him to get him to even respond, and then when/if he eventually does, it's obvious he never took the time to actually read the email that was sent him. It's as if he is responding to a different email. He responds halfheartedly, short and VERY rude... and then does nothing.

Impossible to get ahold of anyone for simple requests. Building is a mess. Elevator has been out of compliance for state testing since 2017. Every fire extinguisher is out of date by several years. Closet doors are broken, they've sent someone twice who has done nothing more than hammer the damaged track back into place which makes it somewhat work for about 3 days before it is useless again. I've resorted to doing most small repairs in the apartment by myself, and just eating the cost.
Seems like they are using covid as an excuse to just literally ignore tenants. Their physical office

I recently had the pleasure to meet Mike McCamish, a property rental manager at Gaetani Real Estate. Mike was very helpful and responsive to our family's needs. He was extremely kind and compassionate in regards to our unique circumstances. He did not hesitate to offer his service and accommodations. It was nice to be reminded that there are still good people around, especially, during hard times.

Having lived in multiple cities, and multiple properties within this city, I can safely say Gaetani, and specifically our property manager Aaron Leavy, is the best I've come across yet. The application process was incredibly smooth, and the property itself is beautiful, spacious, well-priced, and in a ridiculously lovely neighborhood - a very special gem for us to find, and I plan on staying for as long as I'm in SF.
Although no property is without its small wrinkles, there are certainly no dealbreakers, and the issues have provided us ample opportunity to see Aaron work his magic firsthand

My fiancee' and I recently just signed a lease working with Aaron at Gaetani. After going through an extensive apartment search and meeting many different property managers, Aaron was easily the nicest, honest, most helpful one we had met. In choosing our new home it made our decision super easy knowing we would be in good hands with Aaron.

I would never recommend that anyone live in one of their properties. I had some serious safety issues that were never resolved and they tried to keep money from my deposit. If you do live in one of their buildings, don't trust them at all, get everything in writing, and be persistent. Specific issues include:
My kitchen drinking water turned the color of an IPA beer after nearby construction (see photo attached), and Gaetani was not helpful in getting it resolved. I bought a water filter and they eventually reimbursed me for it. I wonder if they've actually fixed the issue for the next

With this being my first time moving to SF, I was a bit weary looking for apartments. Aaron Leavy was the complete opposite of what I was expecting - he made the whole process seamless and as painless as can be. Very friendly and he gladly answered any and all of my questions right away.
I'll even say he's tainted my apartment hunting experience because the bar is set pretty high now. Can't recommend working with him enough!

Update: Gaetani only gets worse. Just got back home after staying out of town for a couple of days and found my bathroom flowered covered with water and sewage. There is a note on my door saying not to use the bathroom sink. I have no ideia of what happened in my apartment or who hass come in to it since Gaetani Management did not care to give me a call or email me to inform me that something was going on with the plumbing in the building or whatever is that happened in my absence.
