Optimus Properties, LLC was started by two brothers, K. Joseph Shabani and Kamyar Shabani, in 2007. But the roots of the Company were laid many years earlier by the brothers' father, Houshang Shabani, who brought his family to the United States in 1978, as political and religious refugees. Having grown up in Los Angeles, Joseph and Kamyar share a love for their hometown that is reflected in their business strategies.
Having been involved in real estate for many years, our team at Optimus recognizes that in today's business environment, entrepreneurial developers, investors, and operating businesses need speed of execution, certainty of closing and flexibility. Optimus has built a reliable finance platform to help fill this need.
Optimus is actively engaged in pre-construction stages of several ground up developments and has expertise in repositioning and renovations. Dalton and Edith were is super Unprofessional and I would not recommend ever even consider taking this company into consideration. Their antagonistic and hostile demeanor are just a indicator of how this group operates. They knowingly scam prospective tenants into paying application fees and then rent the units to other prospects without informing applicants that others exist. This is a racquet.

One of the worst experiences I've ever had with a leasing company. Dalton, is actually terrible. He is not responsive (I had to proactively reach out 3 times) and when does answer his phone, he doesn't follow up on his promises. Due to his lack of responsiveness, I wasn't even able to set up a time to view a property that had multiple unites available. He also doesn't seem to know what is happening with his properties - every update was "I think..." or "maybe" it was very inefficient and left much room for improvement.

Living in an apartment this company owned was a great experience. I lived in an older building which you would expect constant maintenance issues but they really took care of maintaining the building and units. It is easy to get upset over something small like maintenance when living in an older building but this company really did a great job.

This company is amazing! I lived at a building that was run down and my previous management didn't care about us tenants. This company took over the building and turned it into a beautiful place to live and took care of all my maintenance request the old owners ignored! I am so sad I had to move but work took me out of state.
I highly recommend living in one of their buildings! The Optimus staff was the best management team I ever experienced.

I recently moved to LA from out of state and was having trouble finding an apartment. I saw a handful of places and applied but was too late to the punch and someone else got it. I found Optimus on Rentcafe and called their office. Their team was extremely helpful and provided a list of all their vacant units and helped me setup viewings with the property managers.
