Rental property maintenance is one of the biggest, most frequent expenses in investment real estate. Our maintenance department-Real-Time Property Services-is a wholly owned subsidiary and licensed General Contracting firm that provides services ranging from day-to-day maintenance to rehabbing and large-scale projects.
We promise to match any competitor pricing if found lower in writing. As long as the other firm does not charge fees in addition to their base percentage/flat fee pricing - we guarantee to match it. We guarantee the tenant for the life of the lease. If the tenant we place in your rental does not abide by the terms of the contract, we will secure the next tenant at no cost to you.
Our services cover all aspects of property management from start to finish. We do more than just find tenants; we provide marketing, property management, maintenance, and accounting services. We are also a licensed general contractor, which allows us to provide full maintenance and rehab services to our clients.

As a landlord, Alechia and the team at Real-Time Leasing helped us with both tenant placement and property management and we couldn't be happier with their work! During my leasing time I had a great experience with responsiveness to the needs of the townhouse. Alecia is amazing.
The significant disappointment was in the return deposit. I have never not had a return deposit and I’ve always gotten remarks on cleanliness I leave my homes in. I sent a response immediatrly to the maintenance and some type of supervisor and it never got followed up with. I moved out the end of October and it’s now April. I don’t have time to leave all the details of what they stated they took a third of my deposit for. I’ve already spent too much time trying to address

TAKE PICTURES OF EVERYTHING AT MOVE-IN AND MOVE-OUT, not just damage, but dust, dirt, the yard, the windows, floors, EVERYTHING! They will try to spend your security deposit wherever they want. They tried to spend five hundred dollars of the deposit on 12 hours of cleaning (3 people for 4 hours each to clean behind the fridge, oven, and laundry machines) even though we left the house in even better condition than we got it in.
Our lawyer advised us we could take this to small claims court, but that landlord/tenant disputes are very backed up with extra cases due to COVID.

Excellent working with Real-Time Leasing people. Very professional and always quick to respond to any inquiry. I have used them for two rental properties and they have done a great job finding good tenants. I like that they handle all property issues and have all of my documents available on-line for me to review. I really like the monthly statements showing all expenses and income for my account. I recommend using them.

I managed my rental with two different tenants. It soon became a full time job and the stress compiled. It had me on the verge of selling until I met Real-Time Leasing!
