For anyone looking to rent here. Only rent here if you’re cool with your rent being raised $300 a month during your lease renewal. Word of warning they rope you in with a decent rent price then raise it a rate that should be criminal and only give you a month’s notice, meaning you have no time to save to move somewhere else. Not to mention almost the entire laundry room is out of order, they close the pool 75% of the time, and the gym isn’t much more than a few dumbbells in a little room. Very heartbreaking that despite the fact that they aren’t losing money keeping rent prices decent,

I am a tenant at the Falls Residence and give this community a 10/10. Even before I was a tenant they always provided excellent solutions and are very interested in helping everyone out. When I come into the office they are very attentive and take their time to help and give me fast solutions. The staff is amazing and kind. Best place to move. The community is full of people that want to help you have a good experience. You will always feel safe and heard. They have 24/7 security to make the community a safer place. 100% recommend!!

I moved into this community about 2 weeks ago and l love everything about this place except the leasing office. To begin with, on their doors it says that they are open on Saturdays from 10am-4pm but the times I have gone no one ever opens the door even though it is during their hours. In this community there is a laundry room and in order to be able to do laundry you need to buy a $10 card that you need to constantly refill but you need to get it from the office. I haven’t been able to do laundry here yet because whenever I go no one opens the door. I’m pretty sure the employees hide in the

Wonderful clean and quiet place to live. I have been living here 4 months so far and have had zero issues. Laundry room is great, office staff is great, security and maintenance men always driving around, and lots of parking. What else can you ask for? Good luck finding another place like this in Miami.

Residences at the Falls is a wonderful place to live. They do a great job of maintaining the property. When I used to live there Management was helpful, kind, and efficient any time I’ve had a question or needed help. The security is excellent and the guard gate helps keep the community safe. I didn’t have a decal for a few days. Each time I arrived home the guards were friendly and understanding. They asked me which apartment I lived in confirmed with my ID and gave me a temporary resident pass to park. The amenities are clean the overall feel of the neighborhood is comforting.

So today I am moving out of my apartment after 2 years. I absolutely loved living in this complex. Its a bitter sweet move because my commute with be minimal now but this place was an awesome home.
I had a couple of emergency maintenance issues and they were solved/completed within an hour.
-On July 4, last year our AC went out at 4am. We waited til 7 and called the emergency number, the maintenance on call was there in 15 minutes and fixed the Ac.
-Next, one night we had a leak from upstairs in bathroom around 11p, I called the emergency number, the guy was there within 20 minutes and fixed

Property Manager and Office staff do not help you at all with any problems that arise.(Very Rude with any Questions you may have from them) They will take your Hard Earned Money any way they can just to make more money for themselves. Many unnecessary fees for a property that is constantly looking in disarray. Trash all throughout the property. Rental Units are in horrible conditions once you actually move in and get to see everything up close . (You will lose a good part of your security

Almost half of these reviews are fake. If you know by now, the mngmt is run by Russians, look at the reviews they are almost all the same posted by Russians. Also, the property manager Pavel, even post his own reviews as if he is one of the people living there.

If I can give this place 0 stars I would but since I cannot i will settle on 1. First of all lets start with the security gate They have this one girl who has a fade and acts like shes so tough, i honestly feel like saying your not a cop so stop acting like one. Well if your a tenant but you dont feel like paying an additional $100 for a sticker on your car when half the time the gate doesnt work like me I prefer to just go through guest with a pink pass that is given to tenants and yellow is for guests, well this girl loves to give me the 3rd degree and wants to know why i havent gotten a sticker

Please read all the reviews before you rent here. The office people are the rudest and the most unfriendly People I ever dealt with. You asked a question always just one word answer they only there because they have to be there but don't expect too much from them to help you with anything. The famous word I get all the time and every time I go there to find out informations was I DONT KNOWN, better yet don't go there when they're on there personal cellphone they just let you standing there,

DO NOT MOVED HERE. These people are scammers, they gave me permission in Jan to put my dish on the balcony, now in June they change their minds. So they literally removed the entire dish from my Balcony which is private property. They wont give it back. Its been 4 days now. The girls that work there tell you to call the property manager, everytime i call he is off to lunch, doesnt matter what time. He is never there. Biggest scam of a place. They will be hearing from my Lawyer. biggest group of HARRASSERS i have ever lived for.

If I could rate this place as 0 I would. And here's why.
We've applied for one of the 1 BR condos, the owner approved us and we only needed a background check. Application costed us 140$ and we were sure we'd be moving in just in a couple days, ordered furniture for that apartment. In three days I get a call and I'm told that we were denied because of the baby, by the association rules the max for 1 bedroom would be 2 people. So since its three of us we can't move in that condo! So why wouldn't you tell us before taking our money and wasting our time?!??? It's

THE RUDEST PEOPLE ARE IN THE OFFICE, they don't care about anything. Terrible place to live. Terrible security, home and vehicles are not safe here. The office doesn't care about anybody. There's always something loud going on early in the mornings, ESPECIALLY ON WEEKENDS. You wake up every morning to construction, lawn mowing, somebody moving in, or some other randomness.
THEY HAVE BEEN SAYING FOR YEARS THAT THEY ARE RENOVATING A GYM WHICH DOESNT EVEN EXSIST. THE POOL IS ALWAYS CLOSED DURING THE SUMMER.

Lived here for almost a year now and I really love it. The apartments and closets are hugeee, the association is always very responsive and quick with any issues but at the same time they are not crazy control freaks. The neighbors are nice and the place is always immaculate clean, which is a testament to the how good the association is. They have been making a lot of improvements and updating of the property. There is never an issue with parking either which is great since there is always spaces available. I did not give it 5 stars simply because there is no gym nor hot tubs in the property,
