The move-in process was very smooth, we were in and out of the leasing office in just a few minutes. I had called a few times before moving in and every staff member was very kind every time I spoke with them and they happily answered all the questions i had. The apartment was very clean when we moved in and the location is as good as it gets. The price also is very reasonable for the part of town, would high recommend living here!

HEALTH HAZARD! MOLD in the air ducks, broken air handler, 70% humidity inside. They had a company come out to clean the air ducks, the company said they were not certified in mold removal and left. The office never address the issue and told me there wasn’t a problem. I put my rent in escrow so they let me out of my lease but not before NEGATIVE REMARKS ON MY CREDIT! Do not rent here! Much nicer apartments in the area for the same price!

Read the small print- the devil is in the details!
I rented here for one year, and just moved out in January 2021. I paid a $300 pet fee at move in, and $30/ month pet “rent” throughout the time of my lease. It was my assumption that these extra charges were to cover pet damage that typically occurs.
I had my walk through by 2 maintenance staff on the last day of my lease, they said everything looked “great”. My dog (a Shih Tzu, btw) had had some accidents in the front walkway and main room, and I pointed that out. I was told “no big deal, carpet always has to be cleaned between tenants

Lauren Besse is an awesome leasing agent. She was very professional, diligent and hard working. She made the process easy and worry free. Moving can be very stressful but she was so easy to work with and very pleasant. If the move in process is this good I am sure this community is as great as it’s employees.

The office management is the most disorganized environment I have ever seen. We've told them numerous times that we would not be renewing our lease, yet our moving out apparently is coming as a shock to the latest office manager, the fourth in our three years at this complex.
Among other issues, the office saw fit to enter our apartment with zero notification, and then sent us an email about it AFTER we complained about the breach in trust. Couple this with loud, random renovations on other units, some times as late as 11:30 PM, and you have the absolute worst rental community in the East End

First and foremost. Hello I’m Nancy a former tenant as of October 1. But technically Sept 17.
I am super pissed!!! When I first moved to your complex 2 years ago we were greeted by the most friendly people and being that we had been looking for a apartment decided on Champion Farms because they made us feel important!!
This takes a nasty turn… Memorial Day weekend 2018.
That’s when I came in contact with Kristen the new apartment manager.
She was nasty from go, she was rude over the pool because there was no life guard but clearly states in the lease it’s swim at your own

I moved to Champion Farms earlier this year. I have been very pleased with the service I have received. The maintenance crew is on the ball and gets any of my problems fixed immediately. The management and administrative staff always smile and say hello to me when we meet. I appreciate that everyone goes over and above to make sure the tenants are satisfied. I feel blessed by the friendliness of all the people who work so hard to make Champion Farms Apartments a great place to live.

Champion farms is absolutely the place to live in Louisville. You cannot beat the location or the property manger Zina. She has been great with working with me and my roommate. She even knows my dogs names which shows you how well she does knowing each and everyone of her residents. Any time I’ve needed maintenance they have been right there to fix any small issue we have. I highly recommend Champion Farms.

My boyfriend and I have lived here for almost a year and have really enjoyed it. We will definitely be renewing our lease. We have a great unit with a garage, with no one above or below us. Staff have changed since we moved in, but everyone is nice. We live near the maintenance building and see them hard at work everyday. Coverage at the front desk has gotten better, so packages have been pretty easy to get. UPS and FEDEX deliver straight to our door, which is wonderful. It's a safe and quiet complex with a lot of young professionals and families. I would definitely recommend living here.

This review is primarily about a staff member vs. the apartment complex but I will comment on both. The apartments here are comfortable and clean. Plenty of space at a fair price with all the onsite amenities you could need. The maintenance crew is very responsive and the groundskeepers keep the place clean. I've lived in over 15 different apartment complexes across the country (lots of relocations with my company) and overall I was very happy with this place. No apartment is perfect, but if you are looking for a nice, safe place to house you and your family this is a great spot (and it is extremely

I've lived here for several years and have seen changes in local management. The Property Manager sets the tone for the quality of the living experience for the tenants. Some have been good ......and some just awful.
Tony, the current Property Manager, has been here for a while and he has been THE BEST since I moved in! If something needs to be done in your apartment see Tony - it will get done in a timely manner and it will get done right. He's very approachable and always seems to find a few minutes to speak with you even when it's clear that he's busy. His customer service skills are superior

I've lived here for 5 years and have seen several changes in office management and maintenance crew over that time frame. I moved floor plans about 2 years ago and have had issue after issue. I never had any major issues in my previous apartment. Just last week or so I came home to an apartment that smelled heavily of paint fumes. The apartment… above me was getting a remodel and the workers closed it up and left. I could NOT BREATHE in my apartment it was that bad. I immediately called the office and Julie rudely told me there was nothing she could do and to open a window or something.

Worst place to live ever only because of management. They will try and charge you for things that were already taken care of, they lose paperwork and its YOUR fault, they even forged my signature on my move out… papers, claimed I didn't return my keys, the dumpsters are always full, this is the worst apartment complex to live in the Louisville area. Save your money rent ANYWHERE but here!!!!!

These people are HORRIBLE. They take your application fee and then tell you the place is "rented". They then tell you that it was their mistake and that they will refund the fee and never do. At least they don't return phone calls either. You can draw your own conclusions as to why it was "rented" after they reviewed my application.
