This company does not pay the contractors that it hires to do the work. Donna at Home Depot Cottlevile and The pro desk at Ferguson Home Depot warned us about them, we should have listened. There properties are bug infested. The Female staff Is GREAT Mr. Eaton is a crook.

This is by far the worst rental company!! They give u the run around. Mr. Eaton is very disrespectful. Do not waste your time and or money with these people. They have me and my family living with infestation of gnats it’s been weeks and months with us calling nothing is being done! I would not recommend a dog to live in there properties, they don’t care about the tenants they just want they rent

Eaton took over as property manager about 2 years ago. I never had maintenance issues with the other company but this one 🤔 Currently I have no air.. It's been well over 90 degrees outside so imagine how it is inside?? I sent a maintenance request over 2 weeks ago and I pay my rent faithfully. This is inhumane. I followed up with the property manager and still no response. Looks like I will be contacting MO Atty Generals Office again.. Sad

I cannot say enough bad things about the job Eaton Properties did for me. I hired them to manage my properties when I had to move from the STL area. The man who was handling my houses for me (an Eaton employee) became ill and the houses were turned over to another employee. It went completely downhill from there.
I was contacted by the Eaton rep after a couple of years and was told that one of my houses had been CONDEMNED by the city and what did I want her to do? Are you kidding me? They had an animal hoarder renting one of my houses and didn't have any idea what was happening until

The worst experience ever. Let me start by saying the house owners were the nicest people in the world. Eaton properties on the other hand are terrible, not the ladies in the office, but specifically Don Eaton himself. Lived in a property for two years. Moved in and there was only one light bulb in the whole kitchen and bathroom that wasn't burnt out, place wasn't clean, had dead trees out back (talk about these later). Was a beautiful house that was showed dirty and in a less than desirable condition. We cleaned it and asked from day one to have the dead trees cut down. Numerous other work orders

Office staff is nice, however it takes a long time for anyone to respond to maintenance/service requests put in and the maintenance team is not very customer friendly. We own and pay an HOA of $200 a month, and the services they provide with that are mediocre at best. Love the unit we live in and location but they need to step it up with the services they offer if they are getting $200 a month from everyone in this complex....

I was approved in February and gave my holding fee. Was looking for a March move and I'm still waiting. I keep getting different stories from the office and contractor. Office says inspection is scheduled for Thursday with a move in date of Friday. The contractor is saying no way. I've been offered properties NOT in my price range,or not in the North county area. I'm going to give it another week before I ask for my money back. Someone has to be held accountable and this is just ridiculous.

So far I am not happy with this management company. I may change my view later on but they have left a bad taste in my mouth.
I live in Cedar Groves a over 100 unit town house complex. They do not answer my calls nor respond or reply to all maintenance requests that I pay $185 a month for. I recomend the condo association switch management companies. Learn how to communicate!!!
Update: a few months later. They have been communicating better keep it up. I appreciate the effort. Much better!

Smoke and mirrors, this is how Eaton Properties is run. As a landlord that utilized their services, I am very disappointed. Eaton properties selected the tenant for my property, which took over 6 weeks, and turned out to destroy my property, not pay rent for the last 3 months, and threaten legal action with unsubstantiated claims. In addition, Eaton Properties moved the tenant into my property without a finalized occupancy permit and waited 2 weeks to mitigate the issue while I was out of the country on business. This cost me 2 weeks of rent from the Housing Authority, and is also illegal. On multiple

On Behalf of Kathy Watson: It is unfortunate that I have to result to these measures to get service from a management company that promised they would not be slum lords...they have proven themselves to be nothing but. For several months, I have lived with two large holes in my ceilings (one in my bedroom right above my bed and another in my living room). In April, a large portion of my bedroom ceiling collapsed with water indicating a leak. A "roofer" came out and determined there was not a leak...yet my ceiling was not repaired. I have just moved to Saint Louis, and had been looking for a new place for my girlfriend and I to live. I used Zillow and found a property that Eaton Properties was representing.
The realtor helping me out was Don Eaton, who I did not realize until recently that he was an owner. Don has been very responsive and helpful from the very beginning. He always picks up the phone when I call, and responds to all of my questions. He even helped me with things that were unrelated to housing (like finding cheaper furniture.)
I have moved in my apartment this week, and the place is in great condition. Don
