We treat your property like we live there. Our team provides community association management for condominiums, subdivisions, townhomes, and villas.

We can provide Accounting and a Web Portal or Full Service Community Management that includes an assigned manager, onsite inspections, maintenance and violation management, assistance with contracts, act as point of contact for owners and service providers, oversee day-to-day projects and capital improvements.We provide HOA Management for properties in the Greater St. Louis, MO and Illinois Region.

CPM was started in 1985 with the idea that community management should be accessible, transparent, ethical, and proactive.

With this simple business plan in place CPM has expanded to serve a variety of communities (to include, Condominium, Villa, Single-Family Homes (HOA), Town-home, Mid-Rise, and other styles of Multi-Family communities) and extended our service area to the entire Greater St. Louis Missouri and Illinois Metropolitan area including Missouri's St. Louis, St. Charles, Jefferson, and Franklin Counties; and the Illinois counties of Madison, Monroe, St. Clair and Jersey.
We believe we serve the residents of the communities we work with, and we're happy to be working together with homeowners. Don't be afraid to reach out to our Customer Service Department. We're here to help homeowners solve problems, communicate with the board, and improve their quality of life through helping with community violations, maintenance needs, managing assessments, and payments.
Our processes and procedures are solution-based. We assist Boards by providing sound financial and management services, offering the information they need to make decisions that positively impact the community. We serve Richmond Heights, Clayton, Brentwood, other St. Louis neighborhoods and the greater St. Louis region.
HOAs have the responsibility to handle all the day-to-day functions and long-term planning. That's why board members volunteer their time; to have an active role in the decision-making process in the community they call home. However, many boards and associations underestimate the time that's required to effectively manage an HOA.

I'm an on-site property manager. The property I manage previously used Smith Management for accounting. It was a nightmare. "Creative Accounting" is the best way to describe it. CPM took over and have been nothing less than amazing. It hasn't taken longer than maybe an hour (at most) to get a response. The accounting department is run by the best property accountant I've met in my 14 years in the business. They have the latest in technology for on-site managers to use, eliminating a lot of issues right there. Their system makes it much easier to assist residents and the Board of Directors since

I own 6 condos/townhomes in the Lake St Louis area, so I deal with several Property Management companies. CPM is the best! There is always a real person there to answer the phone. I have always found them to be kind and thorough, following up if they don't immediately know the answer I need. The IT department helped me when I had a problem with my online acct. Not only "helped," but did it kindly, succinctly, and accurately. I think you can tell when people care about their clients. It shows.

The hired Lawn company does not pick up trash, they mow over it and spread it around.
They don't pick up branches either, just toss them in to the landscaping.
The people that clean the halls don't do windows or walls.
The downspout from the roof above me, I have had to tape with Flex Tape because my maintenance requests continue to not be addressed.
The On Site Manager has been removed and the community has been left to a Maintenance Worker who is either very poorly supervised or has vision issues.

experience of getting technical advice so efficient. Also, the lawyer we
use through CPM is the best he also communicates well with any advice

UPDATE TO BELOW:
If you're following the chain below, you will know that my review prompted a quick response. I did, in fact, get an email and we met in person. During that meeting I was promised the lawn contract people would take care of the berm. In a follow up email, I was told they had cleared the berm behind my place but would take care of the rest of the berm behind the property during their October round of maintenance.
The job behind my house was done to about the 50% mark. I have since had to cut down the vines from the trees twice. There is one week left in October, so I'm posting

I urge people to read on as I updated this review as time passed to give you a true picture of what business with CPM would be like.
My association, for which I am the president of, has been under the management of CPM for years, prior to CPM holding the contract it was held by the same manager who, at the time, had her own company. When her business failed, she went all over Saint Louis trying to sell her book of business to other community management companies. CPM was the only one who would bite. We are pleased with the recent work done on our place...the manner in which the men did the work....the response time of the management. I can't say enough about the over all management where we live. In the seven years we have lived here we have had no complaints...quite the opposite.Work done...timely....money managed well. We couldn't be more pleased than if we managed the work ourselves...glad we don't have to. Snow removal etc. in that area couldn't be better. Summer lawn men are equally as much appreciated...the work they do...polite..industrious
