Services
TPM Inc. (Total Property Management) has been in the business of managing rental properties since 1976. We have concentrated our efforts in all types of residential housing: single family homes, condos, townhomes, and all sizes of multiple unit apartment buildings. We also provide complete management services to Condominium Homeowners Associations.
You can mail your application(s) with required documents to the office, drop them off in person, email them to: info@tpmrents.com, or fax them to 801-375-6732. Once we receive your application and documents, we will call you to collect the application fee. Cosigners must live in Utah. Plus, Cosigners must have good credit with no bankruptcy, be currently employed, and make enough money to cover the applicants rent after their own bills.
Besides renting properties, TPM also manages many Homeowners Associations throughout Utah County. Because each HOA has a different set of rules, by-laws, and individual needs, TPM has a Portfolio Manager who specifically addresses the HOAs. Do not rent from this company. They are slovenly, uncommunicative, unprofessional, and they will try to scam you out of money.
We moved into a property, and paid first and last months rent plus a deposit, nearly $8000 up front. The company was difficult to work with, and we could never get a call or email back.
Additionally, the actual home owners would not leave us alone. They constantly drove by the property, which made us uneasy, went into the back yard without notice, complained that the yard (which was always mowed and reasonably weeded) wasn’t up to their standards, even though the HOA

Don't expect them to plow the snow in your parking lot until several hours after it starts snowing, or even to put salt down to prevent ice from building up. When I asked about it, I was told their snow removal team "starts in Park City and works their way down the canyon, so it takes a while to get to Provo."

Horrible people to work with, communication skills are atrocious, Horrible management and maintenance. Lived there way too long for them to treat a paying renter in such a bad way. If you are looking to rent from them, I say run away as fast as you can!

The guy showed up at my house put a paper on my garbage can. I took it off and threw it on the ground. He then got in my face and dropped multiple f-bombs. I guess he thought we were supposed to fight because I didn't want his piece of paper. Very unprofessional. I called the company and complained and they said I was the one who went up to their employee first. Funny thing is I never said a word to their employee. He snapped on his own.

TPM wrongfully terminated our contract and made us pay for the constable fees even though we proved to them that the grounds on which we were being kicked out on were false. Even after the HOA removed all fees for a false accusation, TPM still kicked us out. We would have fought it legally but the apartment was miserable, moldy, and dusty. We did not want to fight for a place we hated living in so we just left. The injustice drives me crazy! It was terrible renting from them. This company is a joke. At first I thought it was just the property manager, Gina. She was controlling and overstepped boundaries such as telling my sister that she would not be able to handle foster kids because the house was slightly messy. My sister had just had a new baby and has two young boys, of course the house was not spotless. Originally I was sharing a TPM house with my sister's family. When I got remarried, TPM took my husband's application fee so they could do a background check and he could move in. After taking the money, they told us that he was not allowed to live there with us

After five different trips into the office to notify them about my broken AC, I still have to sleep at my parents'. My apartment is currently 90 degrees. Instead of replacing my AC, as promised, they cleaned the coils, filter and called it good. It is still blowing hot air.
I am so disappointed in this company. Their website has issues, making paying rent a hassle. They're slow to respond and do shoddy repairs, if any at all.

Almost traumatic. Getting in touch with anyone there is a nightmare. We lived in one of their listing for 3.5 years when my husband and I were just starting out, never afraid of anyone coming over since they don't even when you request it. But you can bet you'll be paying for random price increases and or services you're not getting. Like air conditioning. When they couldn't fix it on a property suddenly it became a non air conditioned property. With the summers in Utah, that's unacceptable.

My wife and I just moved out of these apartments and leaving might be the best choice we’ve ever made.
When we moved into the apartment, it was very clearly not cleaned at all. 2 months after living there the AC went out (this was July) and they took several days before maintenance came out and charged us $90 for maintenance to fix it.
The apartment is also not in good shape and desperate need of renovation. There was mold in the toilet bowl and shower and we tried cleaning it with minimal results. The toilet seat itself was disgusting and gave my wife and I a bad rash so we replaced it. The

What a joke. Terrible communication. So frustrating to try and work with. Gina was never available when I went to office and requested a time to call or be called by her. he walked in and out of her office on all 3 visits and not one time could she be bothered to answer a few of my questions about the rental. I had to submit tax returns, bank statements, divorce decree, child support all to the front office and to rent a home for a year? I rented an apartment from TPM for 5.5 years, and it was the best renting experience I have had. I don't understand the negative reviews for this company because they do not relate to my experience at all. I would definitely recommend TPM.
First of all, what I paid for a two bedroom, one bath was very reasonable and affordable. The apartment and building was older and lacked amenities, but I had my own washer/dryer and the place suited me just fine. Stay away from this property management. They took a week to answer my phone call about a rental when I finally got through for the rental I was interested in they said you are the only ones who have applied so I paid the application fee because they said we were first in line. Got a call 3 days and they said oh the rental you applied for is rented out bye. So I called back and was wondering what went wrong and they said they couldn't get ahold of my current landlord which I find a lie because I gave the right number and even verified with them and my landlord always answers the phone. (ours did) we didn’t get our deposit back or anything from a partial month’s rent refund. On the contrary, we end up owing back!! It was ridiculous to hear how $1000 dollars went to fix such small little things. We always kept the house clean and very well maintained. Always had very good compliments from the house owner, but hey I’m a person of faith, and this individual will get what they deserve sooner or later.

Initially, my wife and I were having a good experience with tpm. We applied for an apartment we liked and we were second in line for it. The applicants in front of us dropped out and we were asked by tpm if we wanted the apartment. We replied yes. The next day when they contacted us back they said, "We're sorry but the property manager has given this apartment away. We'll refund you your $10 application fee." In my opinion, a very pathetic consolation for completely absolving their own application system. My wife and I had given up other options

I live in Maple Mountain townhomes. TPM is the "acting" so called HOA. The driveways aren't long enough to fit but a Honda civic, garages cannot accommodate a tryck. Trucks overhang the driveways. There are 6 public parking spots in a large community. The others are for guests and residents that pay a fee of 80 bucks a month for lawns to be mowed. Dead bushes, trash, weed blocker showing through rocks. Residents constantly being harassed because the driveways can only accommodate a few cars at best, and if you have multiple cars have nowhere to park. I pay for my hpusehold, not

I got a property management company because I was hosed by a renter, some how I picked up TPM. They brought in renters who weren't able to pay and stiffed me for utilities and rent. I switched to a new company and they had a hard time cleaning up their mess. Place is still vacant right now. These guys are not close to a 1st class company. I wouldn't work with them ever again.

TPM is a mediocre property management company. They are slow to respond to maintenance requests and do not care about their tenants. They also screw over their property owners in small ways. Gina is one of the most habitual liars I've ever met, and is one of the least professional people I have ever met. That said, they have some really nice properties.
