Hyde Park At Valley Ranch

Went to view an apartment we had set an appointment to go see. It was fine to start until someone called about an “incident” which they would have to email the property manager, this was the first red flag. The lady (I believe maria) kept going threw pricing and everything then told us she had no apartment to show us even though on the phone she made it sound like we could view the apartment. While we were seated another person came in without an appointment to see an apartment. same kind we were looking for but they got to view it and we didn’t. Before moving in and reading other people’s reviews about this place I thought people were being dramatic. THEY WERE NOT!! The water is turned off at least once a month. We are lucky if we get 1+hr notice but it is normally always about an hour or under. It is always labeled at “emergency” but my question is how emergency is it if YOU HAVE BEEN WORKING ON IT FOR 6 MONTHS! That’s when I moved in but from other reviews it been longer than that. Sometimes we aren’t even notified of it being turned back on. Just last night it was turned off and 6pm comes around and it is still off. No email

Couple of things you should be aware of when moving to this apartment….
Make sure that there is no dish on the unit you are renting because they will charge you a $50 fee to remove it upon move out. I recently moved out and never had a dish but they charged me to remove it and I still see the dish up. So just be aware of that, would hate for anyone else to get charged for something that wasn’t your. Took this pic 12/15 (moved out of 11/20) dish is still up.
Water allocations there is ridiculous but not much anyone can do about it just prepare yourself to pay at least $80 a month regardless

I was really looking forward to moving in at this complex. When I went on my first tour everyone was very nice and I was hopeful for the experience I was going to have. Little did I know how frustrating this was going to end up being and how I would almost terminate my lease before even moving in. It started out with them telling me by email 30 minutes before they closed on a weekday that the original unit I was moving in to was not going to be ready because it was missing an appliance. I have lived here for over 3 years now and I have really enjoyed it. Maintenance works hard and is always quick. The front office is so nice and helpful. The location is great as it is right on MacArthur with access to everything around the Irving area. Thank you to Camila Rodriguez as she was able to work with me on a last minute change to my lease. The whole Hyde Park team has been more than accommodating and I would recommend living here to anyone looking for a great place in Irving.

This place deserves zero stars. Water constantly shut of several times a month with little to notice at all. Sometimes they’ll notify you after shutting off the water. They never want to answer their phones when contacting multiple times. Roaches and rats everywhere. This is hands down one of the worst apartments in the area. Save yourself the headache and find a better place for a better price.

I had a really sudden turn of events happen in my life and had to be moved in a matter of 3 days. I applied online and they got back to me quickly. I let Maria & Carlos know my situation and they worked urgently to get me processed and into a unit. They were very patient with me despite my panicking and very understanding of my situation. I’m forever grateful for their act of kindness and punctuality. I would most definitely recommend renting with them.

Would rate this place a negative 5 if I could. This is the first apartment I’ve lived in and it’s been the absolute worst, want to break my lease immediately. Water is shut off every other day, I have been putting in urgent maintenance requests almost every week for 3 months now to get my AC fixed. It’s been over 80 degrees in my apartment and I have animals, and they have STILL yet to send someone to fix it or even put in a temp window unit. They don’t care about doing their part and catering to their tenets and making sure we are living in healthy environments, yet still expect us to

We lived here from 2019 til 2021 and loved it!!! Wouldn't had to move if my internship didn't take me to Lubbock. Beautiful neighborhood to take a daily walk in. The maintenance guys do their job quick and complete. Although the management team changed, I loved the staff equally as before. Special thanks to Camila Rodriguez, who made the moving process very smooth and simple. Wouldn't hesitate to move back in if future job takes me back to Irving.

Everything works well when I live in Hyde Park. I am at loss because I am gonna leave due to job transfers.
Hyde Park is located at a scenic place. A creek flowing still is within 3 minutes’ walk.
Hyde Park is spacious. There are three excellent swimming pools and one amenity center, which meet all your needs of exercising. Some communities are so compact that you cannot appreciate the beauty of nature at all. But at Hyde Park, you will enjoy your time with your family, and your pets. I usually see some cute creatures like squirrels and rabbits here. Maybe the creatures enjoy the scenery here
