SECURITY ALERT! I have lived in downtown LA and other LA area for several years, and this is my first time living in San Diego. I loved this apt community since it looks so safe (with gated parking lot) and family oriented. Well, my car got broken into last week (which never happened to me before in LA) and the management did not do anything about it. Since I moved in July, I noticed my parking lot gate has been broken 3 times and each time, it took about a week to be fixed and the accident happened when the gate was not working. PLEASE PLEASE STAY AWAY FROM THIS APARTMENT COMPLEX!!!!!!! DONT WASTE YOUR MONEY, THERE ARE SO MANY OTHER OPTIONS. I'VE BEEN HERE FOR 6 MONTHS, WITHIN THAT 6 MONTHS, THERE HAS BEEN NOTHING BUT PROBLEMS WITH THIS PLACE. Although this place has great amenities and treat you like you are one of a kind on move in... once you're in, you are just a number to them. Don't be fooled.
The walls and floors are very thin. You can hear just about everything your neighbors are doing.
The office staff turns over every few months. My opinion is that they don't realize how poorly run the facility is.
We did really enjoyed the Amazon mail lockers. But if they are full, sometimes they have to leave things

I originally posted a review on this place but the review has since been reported or repressed by someone who works for their property management. All I will say is that we've had an extremely disappointing experience renting from this place. From clogged sinks to cheap fixtures, this place hasn't been ideal.
I would like to note that it isn't considered "spam" or fake content if one chooses to write two unique reviews of both the rental property and the property management company, especially if the experiences were truthful and accurate. I have kept screenshots of both reviews that were removed

My husband and I have lived here for 3 and a half years and we are so glad to be done with this place. When we moved here in 2018, we loved it. The unit we stayed in was brand new and never lived in and the amenities seemed pretty cool. There were holiday parties, free coffee daily, and donuts in the breakroom on the weekends.
Over time, however, this place slowly became mediocre. The Starbucks machine, donuts/bagels, and gift wrap station slowly went away due to costs. Our unit, while nice in the beginning, began to show how cheap it was actually built over time. The paint on the walls is awful

Been here since May and I honestly have loved it so far. I moved out on my own so safety was a huge thing for me and I have never felt safer living somewhere. Amenities are amazing, I try to use them as much as possible. Yes, it's expensive but looking around at other complexes which are around the same price, you get a way better value here. Hopefully my experience continues to be 5 star!!

Been living here at Vive on the Park for few months now and one of the best decisions we have made. Probably has the best list of amenities and common areas anywhere for a rental. At the leasing office, Carrie was awesome and helped get us in seamlessly and made us feel at home right away. I highly recommend Vive as one if the best rentals in San Diego for sure.

An amazing building and amenities are held back by inept management and lack of attention to detail. Recommendation is meh, we are generally pretty happy with this place despite the poor (often confused) management.

The building and apartment are great. Features are nice and some of the views (especially the upper floors facing east) are excellent. There are a ton of common area space so even though this complex has 302 units it never seems crowded. They recently started supplying kombucha on tap in the common areas. The property grounds are beautiful. The amenities are well maintained, clean and convenient. However, after 11 months of being a quiet neighbor and paying rent on time, our rent is increasing by $699.80 per month, with no property action further than a response of empathy for the situation.
If you are considering moving to Vive on the Park, we cautious that you may not have rent increase protections within your lease, and that your rent a year from now may be increased by a substantial amount.

I wanted to update my review and I'm having trouble taking off a star cause I still so love my apartment and the area and all that but all of the other reasons I enjoy living here have changed drastically since every single person in the office has been replaced and is brand new.
There really is no communication now or fun events like they used to have. Love where you live! Vive on the Park is a great community for both the home body and social butterfly. The community typically pretty quiet and I'm able to relax at home when I feel like it. Park Social is located onsite and offers great food and drinks which we often pick up and dine in. The community staff is great about hosting lots of social events for the residents giving us the chance to be social when we'd like. There's also a great farmers market right across the street on the weekends.

Besides the great location— in the heart of Kearny Mesa, this is an incredibly well-kept property, where cleanliness is clearly a top priority. Not to mention the great views! The leasing staff at Vive are all extremely nice and efficient at what they do, which makes every interaction a pleasant one.

However, multiples times I was told I'd receive a call or email back, and most of the time, they weren't followed through.
One of many examples was when I spoke to Ruth, one of the leasing staff, who had told me she'd speak with the property manager

Let's start off by noting that I have rented quite a few properties over the last several years I've resided in San Diego beginning from 2011. As a result, I've had a lot of different landlords and property managers - by far, this is the worst experience that I have had in comparison.
The reason for the 1 star is purely based off the severe lack of communication and misinformation provided to me in regards to my rent here at Vive. It would have been a much higher rating as I have thoroughly enjoyed my time here over the last year and would have renewed my lease if the situation

I have to say living at Vive has been a great experience! Scott has been so wonderful. I know the office is a very busy place but Scott has always made me feel appreciated. There has been some changes with new faces and I know the manager is new but it all seems to be very positive!
Its a great community. I love to spend time in the courtyard next to the firepits. I know apartment living has its draw backs but i do have to say I am really happy to have lived here and just wanted to show my thanks !

Although we decided to go with another property, I have a super positive tour experience with Vive on the Park. Carrie, who showed us the property, was very friendly, kind and energetic. She was very thorough with her tour - explaining all the great perks at Vive, and clearly passionate about Vive, which made me want to live there. The reason for us to go with another property was not due to any inferior aspects of Vive, but was more personal reason. The property has a really nice gym and pools, as well as nice courtyards. Do not recommend living here. We listen to very VERY very loud construction from 6am to 5pm every day and sometimes into the night. Our apartment is facing the construction and they raised our 1 bed 1 bath rent to $2299 a month while our friends got a discount for facing construction and pay $2450 for a large 2 bed 2 bath. One of the new leasing office girls told me that $2299 is more expensive than the other apartments facing construction but of course, nothing is being done about it. We asked to move out and it is 3 months rent fee for early termination.

Leasing office is very responsive and responsible, Beatriz handled my case and she did a fantastic job accommodating everything. Carpet was not cleaned when I moved in, I think there should be better coordination within the maintenance department to ensure everything is cleaned before tenants move in. Also need to make sure of security at night. The window of the car parked next to mine got smashed, and this happens after first night we spent on the property, so definitely need to be careful not leaving anything in your car.

Man, not sure how some people say this is the pinnacle of luxury life. The walls are thin. Like I can hear people laughing in their apartments. I can also constantly hear my upstairs neighbor. It would be fine, just a part of apartment living, until it's 1 am and they're throwing a party and you can hear them yelling in the courtyard, but the "security" that starts at 8pm is nowhere to be found. Also, saw a cat on a leash in the pool area from my apt. Some security.
Good luck with the leasing agents and management. They're not useful. They are constantly "busy"

Not one to leave reviews but 14/10 would not recommend this apartment complex to anyone and I am almost positive all the positive reviews are from occupants who have not moved out yet. Do not expect a dollar of your deposit back, instead you will be paying out of pocket about $500-$800 in cleaning, carpet, and an entire paint job fees for very small holes in the wall for mounting a television which they gave us permission to do other than that no scuffs or marks on our walls. On top of that we made the mistake of transferring in to a bigger unit within the complex, (we had not received the bill
