Services
Apply online to qualify for one of our rental properties by submitting our Apartment Rental Application. A copy of your ID, income documents and application fee is required in order for your application to be reviewed. Upon approval, a $200 hold deposit will be required to secure a unit. We respond to all maintenance requests in a timely manner.
Each person 18 years of age who will be living in the unit must submit his/her own application. Please be sure to provide all necessary information. Applications with incomplete fields i.e. Cosigners/Guarantors Please list who you are cosigning for on your application. If you are applying for a unit and are under the age of 21, you will be required to have a cosigner.
I understand and hereby authorize agent/owner and any consumer or credit reporting agency or bureau employed by it to investigate criminal background, credit history, financial responsibility, ability to pay rent, employment, residential history and the information provided with this application, and to inquire and check with the persons and references named herein.

The property management will work with you if you have an issue. However, if you plan to rent in the university apartments, avoid the first floor apartments. I work for SIUE and I’ve rented at 1070 university drive building ( couldn’t last more than 3 weeks) and the noise from the upper unit loose flooring was intolerable. I had several Zoom meetings were people were clearly hearing the wood squeaking noises through my computer microphone. Also, the noise extends to the bedroom. If you plan to get up at 5 am in the morning, you won’t need an alarm. The wood squeaky will definitely wake you

I found a gentleman on fb wanted to sublease I did all requirements explain talk to the lady Stacie all that week she stated she couldn't get into to check my records and that I had to wait for the original lady to come from out of town but whole time Stacie was who I needed she I talked every other day she stated she needed consistency in this unit I told her im here for long haul unless buying house she had me all ready to pay up the rest of this year had my co signer ready she spoke to my mom to only denied me why ask on application to explain to only be judgemental horrible liars nice property

I had to move very quickly due to safety issues and this agency made it nearly impossible for me to break my lease. Townhomes outdated and wasn’t as move in immaculate clean as I’ve experienced and expected in apartments in the past. Tisha has great customer service but when it comes to the actual landlord, it definitely appears to be about money rather than caring of someone’s safety. Other than that, it was a quiet neighborhood in general, but it was a headache leaving.

Critical: Professionalism, Responsiveness
Goes above and beyond to get new tenants in the building, but doesn’t take care of their tenants that have been there for years paying their rent on time and REFERRING NEW TENANTS THAT ACTUALLY MOVE IN! Receptionist always seems sweet, nice and professional though. But the owner is very unprofessional!

The property is great for the price, Although if your unit has bees, good luck getting them to take care of it. Bees are not pests and thus do not fall under tenant responsibility, but I haven't gotten anything back from Tisha in over a month about the bees. If nothing gets done, the bees are going to do a ton of damage to the property and they'll be responsible for putting my family up in a hotel while they repair the unit if im understanding tenant rights in Illinois properly.

I got my keys with them Friday May 15.2020 and went in to looked at it before I started moving stuff in , I was upset because there was mold and water damage in the ceiling. I would have never put a deposit and a 1st and last month payment down if I would have seen this 3 weeks ago when I looked at the place. I took pics and videos and emailed it to them and Tisha tried to tell me that they never had water problems there and that wasn’t mold it was just dirt in the closet corners.. it’s so much I can tell you guys about what happened to me yesterday. And no I have not moved my stuff in yet

Have been renting (lived in 4 states) for almost 20 years now. Renting from Lerch Properties for about a year and maintenance crew is the best i have come across. They are expeditious, friendly and helpful. The ladies in the office are always friendly and helpful, too. Would recommend this company to anyone looking to rent a home.
