You do not have to make an appointment to tour, but it is recommended so that you have dedicated time from our team to learn about our apartment community. At application, you will pay a $75 application fee for each adult applicant, as well as a $200 administrative fee.
Upon approval, you will pay your security deposit to secure your new apartment, and you will receive a Welcome Home Letter that details your move-in costs, which will include prorated rent and fees.

I lived at Tomoka Pointe for just over two years and have some thoughts to share.
The apartments themselves are pretty well-located, close to food, shopping, gas, groceries, and a hospital. The area is growing!
Lincoln Properties owned the complex for the first year and I found them to be pretty unprofessional and they didn’t seem to care for the complex. I had a home invasion shortly after moving in that had me hiding in the bathroom, and I found that the management handled it horribly. They didn’t care at all, nor did they try to review any security camera footage, I suspect because the

I moved out over 3 months ago and have still not gotten my deposit back. There are lots of other reviews about them stealing people's deposits and it is true. We deep cleaned our apartment to where it was spotless. Christine told me our refund was approved and we would have it within 10 days because there were no damages.. 3 months later and I still don't have it and now Christine is gone and the new lady is saying we destroyed our apartment and caused lots of damages. Very unprofessional group of women who work there. If you value your money do not move into these apartments. They have not returned my deposit. Have me sending emails with no response. Making trips to the site because they dont answer phone and then get upset because you want to know where your money is. When rent is due if you are late there is no question and they charge you, however when you are owed they want you to understand what is going on. I have been lied to multiple times about the issue. This complex’s maintenance team is an absolute joke and all of them should be fired. This is suppose to be a luxury complex but is filthy all the time. There was a spilled drink left in my lobby for days without anyone cleaning it up. I’m not sure what the maintenance crew is doing all day but i’m positive it is absolutely nothing from how the entire apartment complex looks on a daily basis. They act like they’re not entitled to do anything which would be fine if this wasn’t advertised as a luxury property but is maintained the same way a section 8 property would be. If i could give this

Moved out on 8th sep 2021 and 60 days passed.
Still did not get a deposit refund.
The Florida law says the apt have to return deposit within 15 to 60 days.
The office says that it is not their problem.
The old lady on right side showing all the rude attitudes.
If you want to get stresses, it is the best place.
They never fixed a gate and just left it open for few months and it was a totally un-gated community.
I don’t really care about the deposit return, the main problem is that they are not professional at all.

When I first moved in, the apartments were really nice I thought it would be a safe place to live. It is constantly loud here. I thought it would be quieter since we were not next to a highway and were near a police station. If it's not the people screaming at each other in the middle of the night it's the cars that race up and down Williamson almost every night in the middle of the night. For comparison to the noise, sometimes I can't even hear the person I am on the phone with and I have to stop the conversation and wait for the car to drive away. Also the gates have been broken for over a year

As a current resident, I would not recommend you living here. You will run into great people like Susy and Mariah which are GREAT people but then end up dealing with people like Michelle who doesn’t remotely care about your current circumstances. Michell told me something I was going through was my fault and I should’ve handled it before. I didn’t even know who I was speaking with. I asked for her name and she told me that doesn’t matter. I never dealt with anyone so rude while living here and don’t want to give this complex anymore of my money. No matter how you really feel about someone

Each of these individuals has opened their ears, faced every issue alongside, and provided a comfortable living environment.
