Problems that were, in my opinion, missed or poorly noted in the inspection report:
-Main Breaker Panel had wrong brand breakers for panel, this is a very dangerous mismatch and an expensive fix. Full replacement required.
-Multiple HVAC vents had been floored over, HVAC lines were laying in crawlspace attempting to heat the universe.
-Dish washer had no water or electricity lines run to it, only noted that it "did not operate to start button".
-Bathroom sink pipe fittings not fully connected, noted that the plunger wasn't hooked up to one sink but didn't mention the leaks/loose fittings at

We hired Steve for our home inspection based on online reviews and recommendation of our realtor. However our experience was far from satisfactory. First he changed the inspection time and was gone in about 45-50 mins. I was told the houses typically of our size, the inspection usually takes 75-105 min. Next when the report came it had no mention of windows with broken seals ( 3 out of 17 windows with broken seals even we could see when we first looked the house). When asked about it, he went back and added only those windows in the report. After buying the house and turning on heat first thing

While going through the process of purchasing my first house I hired Assured Integrity to indirec the home after the offer was accepted. Assured integrity came highly recommended and they were more than accommodating considering I was deployed to Iraq when I hired them. They were professional, exteemele quick to schedule the inspection and a ridiculously quick turn around to complete the write up. If I ever need an inspection done it will definitely be by Assured Integrity

Great experience. The inspector's initial assessment of the roof led me to have a roofing contractor inspect the roof which revealed hale damage. During negotiation with the seller, I chose to have a second roofing contractor provide a second opinion which also led to a determination of hale damage. We then found that the seller had filed a claim with their insurance company and received a payout without replacing the roof. The seller refused to replace the roof during negotiation and therefore; we chose not to purchase the home. Unfortunately, we are out about $1,000 in fees and inspections during
