The maintenance sucks, they never come, even when in dire need. There is littering all around the neighborhood, constant fights, breakins and robbery. The gates are never ever closed. The houses are made and repaired in the most cheapest ways, the bugs are insane, and the “luxury amenities” like who we fooling with saying luxury, it’s not even close. Just go anywhere else other than here honestly I could keep going.

They want to charge me 180$-800$ for a painted wall, and blinds that were broken when I moved in. The carpet was supposed to be replaced and blinds and were not. And there charging me for the “damages” that were there when I moved in. I will be taking this to court. And also charged me 300$ for electricity when I didn’t even live there. THAT I PAYED !

Homes are fairly nice and are of decent quality. Management company, however, is horrible. Repairs are never made, security gate never works, theft is prevalent, and once you are finally released from this prison they call The Retreat they come up with a list of ridiculous charges to add to your final bill. Stay away.

Let me start by saying if I could give it 0 star's I would. I think the retreat Columbia is a scam and they like to take advantage of college students. When my roommates and I moved in, our cottage was infested with roaches!! Super disgusting, even after getting that issue handled and under control the office was always super hard to reach anytime there was a problem. There are plenty of apartments in the surrounding area that would value you as a resident much more than the retreat did.

Living at the retreat has been a good experience so far. Since move-in, my roommates and I have met so many of our amazing neighbors. One of our favorite things to do is sit outside and chat with people walking their dogs and petting their dogs! Although there have been some issues, maintenance comes eventually and tries the fix the problem.

I lived here Fall 2018/Spring 2019. I'm currently looking for apartments in Texas because I moved here after graduation, and my mind keeps going back to the Retreat at Columbia. Honestly I wish I still lived in Cola because I would definitely still be living at the Retreat. My only regret during my time at USC is wishing I'd lived at the Retreat the entire time.
It's got that perfect neighborhood vibe at super affordable prices (compared to other housing on campus). The upkeep of the Retreat was great, and the roommate matching worked out really well on my end. My only negatives are being one

The retreat was the best home for 2 years! The staff is always friendly and willing to work with you to fix any problems. The community is unlike any other in Columbia with the best pool, volleyball court, study room, and so much more. So thankful to everyone there who made my experiences wonderful!

Great staff on deck, very communicative but there are a lot of downs sides to living here. The house itself was nice, gates didn’t work but that’s fine. The reason I give this a 1 star is how poor management is. I ended up releasing my contract, payed a $250 fee for the new tenant. They were never able to transfer the billing to his account so I ended up getting charged for rent each month he was there. They’ll also hit you with hundreds of dollars in “damages” and “cleaning” even though we had a security deposit in place for mishaps like that. Not to mention I got charged for my
