Can't say enough about Anna the manager at Terra. She has been a great help from the start of the lease to the end. Very very helpful. There is also a cleaning lady that leans around the outside of the apartments, super great I just don't know her name. Anna has helped me with the apartment from the beginning. It's across the street from my boys elementary school which is top notch great rating heritage elementary. My been going to this school since kindergarten and now he is about to finish 5th grade and my little one will finish kindergarten. Park across street. Great

We loved living here. We chose this apartment complex because it was right across from Heritage Elementary. We've lived here 3 different times and all our experiences have been great. The community is clean and well kept. We've never had parking issues. Maintenance has for the most part been prompt. Ruben and Anna are great at running the rental property. The only issue we've ever had was when we first moved in years ago and or neighbors complained about us "WALKING" around so we got some crazy notice on our door from the apartment that was unwarranted. I am a tenant with entitlement of two parking spaces including the open space. My car was towed due to parked BACK FIRST and wasn’t registered to the apartment due to just received the car from military storage, after 9 years from overseas military orders, and can’t register due to awaiting title for the vehicle from out-of-state. The apartment towed it without warning. You have to pay $20 per car for parking in the apartment. If you have visitors they must be registered online in order to park even if it says “Visitors parking.” During the lease signing I couldn’t register the car because

Fritzie at Terra Vista make renting an apartment at this community a really pleasant experience. I never felt obligated to agree to anything plus they were really good at explaining all the details about the apartment and lease contract. I don't usually write yelps reviews unless I had very pleasant experience, In this case I truly did. I highly recommend this community. I just moved in last month and the place is beautiful and has all the comfort and amenities are perfect for my needs.

I had a bad experience renting in this apartment.
Yes. The place is nice and it is next to school but that's all. Everything is disaster. I am in military and before i left to deploy, our schedule changed to earlier time and the command gave us a letter for that. Guess what? They don't care and they still charged me. Next, there services was so slow.something breaks, it will take a while. Moving out was horrible. Inspection they scheduled never happened. And they just came one day to do it and they said everything was fine but they charged me everything more than my deposit. Ok, i paid

Decent place, poor customer service. I was using my friend’s car and it was towed an hour after we parked. There were no visitor parking spots open so we parked it in a leasing office space which was marked no parking 9am-6pm. She parked there around 8:30pm and her car was towed soon after. Well the tow company ended up charging $370 and the leasing office was not helpful at all. In fact, they weren’t even open during their posted business hours. The parking management company Terra Vista uses gave us the run around from 9am until 2pm that day only to tell us they couldn’t/didn’t want to

I hated living here. The pool closes at ten but people swim all night and the security doesn't enforce the noise from the people that swim all night. They will have your car towed for parking backwards in your own driveway. The noise is terrible here. The only lights in the apartment are in the kitchen and bathroom. You have to use lamps for the rest of the apartment. There is a gym but the equipment has fallen apart because they don't upkeep it or replace anything. Maintenance took a full week to respond to a leak which I ended up fixing myself because of that. The floors are stained

Ok the only reason I gave it 2 stars is simply because it's a very nice area and I've lived here in Otay Ranch since 1999.
I remember these apartments called the Crossings and as housing went good, the apartments started losing people so they tried the condo project type of deal. (Which did not work of course).
A year ago I went to ask for prices and without eye contact I was given a price that was way too high for what it offers. They want to match military BAH to capitalize as much as possible. Way to thank our troops Terra Vista!
Do yourself a favor and look further up.

Location is great for the elementary school. Rent is WAY to expensive. We lived there for 2 yrs. Expect your rent to go up every year without fail even if you pay your rent early every time. That was the needle that broke the camels back. The pool is ALWAYS cold. The staff is wonderful, but can not make decisions without asking someone else that the tenant never sees or has contact with. Surprisingly, the noise is very loud. The dumpster diggers slam the metal lids most nights. It is close to East Palomar so you have street noise and car alarms frequently. We haven't lived here so I'm rating on experience and what viewing. My family and I had been looking in town for place to rent. We came upon this apartments and decide to give it a try and apply here. The apartments are spacious this was a plus, negative is they have carpets (some are new others don't/ we looked at one that had dog poo stains still visible big no no & other one with new carpet maybe 75$ difference in rent 1890&1950 or so) throughout the apartment except kitchen and bathrooms. I'm really surprised there hasn't been a review created for this complex yet...
My family and I have been living in Terra Vista for almost 8 months and we absolutely love it. The only negative things I have to say about Terra Vista is that their play area is very teeny, and could include a slide and swing. However, we go to Heritage Park for the playground, just a 2 minute walk across the street! Another thing is that there is only 1 ceiling fan. I wish they were installed in the bedrooms as well, since depending on the direction of air flow, it can get really stuffy! I basically gave
