No home is going to be perfect (even new or recently built construction). I'll usually discover some issues needing attention or that the buyer and seller should be aware of. These sample reports from Capital City Home Inspection reflect typical central Kentucky homes in good condition. Walk around your house and look at the condition of the roof shingles. If any are loose or damaged, have them repaired before water causes damage to your attic and interior ceilings. Check your gutters, downspouts, and extensions. Are they loose or leaking at the seams? Discoloration at the seams indicates a leak.
Molds produce tiny spores to reproduce. Mold spores waft through the indoor and outdoor air continually. When mold spores land on a damp spot indoors, they may begin growing and digesting whatever they are growing on in order to survive. There are molds that can grow on wood, paper, carpet, and foods.

Really great inspection provider! Mitch was completely thorough for the entirety of the house, and even came back a 2nd time to fully inspect the roof (as it was snowing the first time so was unsafe to do so). Would recommend him to anyone looking for a complete picture of a house before purchasing!
