Also dealt with Julia. Highly unresponsive and unprofessional. Asked us a question and then would not answer calls and ghosted for days while we wondered about our application.
Save yourself the stress and the application fee. Even if you get the apartment you want, a bad first impression is indicative of what's to come. Stern Property Management should give Julia a stern talking to.

Just moved out after ten years in a Stern Property managed apartment, and was completely satisfied with SPM in every way. Nice people, very responsive, improved the building while I was there (earthquake retrofit, added security gates, app-paid washer-dryers), solved every problem as soon as they possibly could. It's a well run organization that takes great care of its tenants.

As a management company, I know how hard it is to balance their commitment to landlords and tenants. I've been renting an apartment from Stern at 1514 S Orange Grove for over 10 years. The building has been kept in great condition, painted regularly, and even upgraded with new features like new toilets in all units and more. They respond to every maintenance request quickly and the level of service is above beyond other places I've been renting from in the past. If I could give them more than 5 stars, I would.

We lived at 11105 Rose Ave. for just over a year. It was one of the most disappointing years I've had in LA. Julia P. made it seem like a welcoming, enjoyable place to live, especially considering we picked up the keys the day the city shut down. She gets you to sign a lease and then casually ignores you for the rest of your time there.
From the moment we moved in things went downhill and just kept getting worse. Stern has you fill out maintenance requests through an online portal. It sounds easy and convenient but they don't respond to any of the requests. We went three weeks waiting for a landscaping

This whole company is a joke. I lived at one of their property on Dunsmuir and dealing with them was the worst. Took weeks for repairs. And when asked why it wasn't done they would blame the owner smh. Also beware, I moved out as the lockdown started and they had the nerve to take 45 days to give me my deposit back. I literally had to go to one of the guys house to pick up the check because they gave me the run around. Also, our utility bills were out of this world, definitely doing some type of finesse together. Anyways, just don't rent from them, they are so many other options. Neighbors were

Trust the reviews, the problems they refused to deal with were not worth it. Even after giving my 30 day notice, they still said I was legally accountable for the next months rent. Team is extremely unresponsive to maintenance requests and do not handle problems without having to bug them like nine million times. Oh and the "professional cleaning" they do before you move in is bulls**t, the place was not clean when we moved in.

We’ve been living at 1402 Arizona Ave. in Santa Monica for about 10 years. The property has gone through several management companies and they have been great. The property was recently taken over by Stern Property Management and I must tell you I have not been impressed whatsoever. Here is something you may encounter with them, let’s suppose your toilet is clogged and they have to send a plumber, you the renter will be charged. Let’s just say your sink is clogged Stern Property Management will charge you. Communication is not one of their best assets. If you send an email don’t expect

I rented with Stern Property Management for nearly 2 years from 2018 - 2020. Getting access to view apartments was easy and straightforward. The leasing process was smooth and clear. The staff were always incredibly helpful and responsive to questions I had both during the leasing process and during the 2 years I rented from them. On three occasions when I reported issues with my apartment, workers arrived within 24hrs (in one case in an hour late in the evening on a weekend!) and fixed the problem without any issues. Ending my lease was simple and staff was again incredibly responsive to any questions
