For our current residents we have a complete set of tools and procedures to make your stay with us more comfortable and rewarding. Log into your TENANT PORTAL to submit maintenance requests and pay your rent conveniently online. Each Tenant is required to purchase Renter's Insurance and provide a copy to Spalding Brokers within 3 business days of the signed Lease Agreement.
We will need details of type of pet and then we will have to discuss with the Owner to receive permission. Security Deposits are held in Escrow in case of damages. They are fully refundable as long as the home is damage free and there are not outstanding funds due when possession is returned. I am writing in response to anyone thinking of letting them manage your home because as a tenant I've already given up hope that they will treat me with respect. I sent them pictures of sparks coming out of the outlets about a year ago that were never repaired. I then sent them a picture of a toilet fixture that was leaking that was not repaired. Ultimately, that toilet fixture broke and flooded the house dripping downstairs and the owner had to replace all the flooring and do ceiling repairs but I'm quite certain the home owner is unaware I had already tried to warn Spalding a problem was occurring

I am a tenant that has been through hell from these two. I moved in June 2018 and didn't receive the HOA covenants until Oct 2018. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because

Leased a 5 bed room house from 6/17 to 6/18. The house was hand over in very dirty condition. Dog hair, dust everywhere. Weeds in the garden. Move in inspection with Mark Laycock was very superficial. He keep saying that house this old is expected to have marks, stains, scratches etc. He didn't go in details for each room walls and wooden floor nor he mentioned on his report. He only look into missing bulbs & making sure appliances working. he took barely 20 min for whole house. After move in we asked for cleaning again and was provided promptly.

In 2009, we moved unexpectedly and decided to rent our home instead of selling it. We contacted several rental management companies and Spalding Brokers was the ONLY one who got back to us right away. Both Mark and Karen met us at our house and went over the services they provide. It's been nearly ten years and they continue to be responsive and diligent in the care and upkeep of our home which we hope to return to one day. Oh, and did I mention they manage to find the best tenants right away at optimum rent and as of yet we've had no vacancies.

April 2016- Recently applied to rent a condo under Spalding Brokers. The property had great space, however, the general maintenance and appearance of the unit was unacceptable. (burns in counter tops, discolored and missing flooring, missing towel racks, blinds covered in dirt, light fixtures covered in dirt, paint in disrepair showing hand prints, missing shower heads, bath faucet in master bath that would not turn on, closets that would not open/close, screens sitting on deck and the list could go on). Karen and Mark assured all would be resolved prior to move in.
