The lease is a legally binding contract. A small percentage of tenants will break their lease due to unforeseen life events and some will simply make the poor decision to leave before fulfilling their lease. The tenant is responsible for rent through the entire term of the lease.

If they are forced or choose to leave prior to the termination date, they will be charged for all of the following; a) all rent, unpaid fees and other non-rent charges accrued prior to the date that Owner/Agent knew or reasonably should have known of the abandonment or relinquishment of the unit, b) all damages relating to the condition of the unit, c) an early termination fee in the amount of one month's rent.
If a tenant we approved does not fulfill the first 12 Month's of their lease, we will pay the lease commission to secure a new tenant. This guarantee assures that you will never pay more than one leasing placement fee in the first 12-month period. Our philosophy is we are in a partnership- when your property is vacant, or the tenant has failed to pay rent, we do not charge a management fee.

I have so many wonderful things to say about this company and some of the employees. First of all, take it from me, a real estate broker who knows the industry inside and out. I own an apartment and rental home locating company and it is super frustrating the way all of these property management companies operate EXCEPT GDAA!!!!

We rented a property managed by GDAA for 2 years and loved our experience. Their welcome packet gave some great tips for house upkeep and clearly communicated their expectations. Any and all repairs we requested (A/C, shower, fence, etc.) were responded to promptly and efficiently. The move-out process went very smoothly, and they even accommodated us by having an employee meet us at the house to accept our keys at move-out. Edited after receiving a call from Greg, the owner, who explained a little more of their side regarding my situation. It is apparent that Greg is a good and rational business owner, and I appreciate him taking time to communicate with me. So I've changed my rating from a 1 to a 3.

As a tenant, I experienced many issues this past year. Some were beyond GDAA's control, but I believe the lack of communication from Rebecca the property manager was the main cause of my frustration.

Maintenance requests are handled in a timely fashion, which I appreciated.

I honestly had the worst experience with this company in a very short amount of time. Our previous landlord sold the property and GDAA took over. We only had to deal with them for 3 months and in that time, we were incredibly disappointed. The maintenance requesting process and execution was a complete nightmare. It took them way too long to respond, and the company they went with took 4 hours to attempt to fix our kitchen light, left to get equipment, requiring me to stay at the home even longer. While they did do a good job actually managing my property, this review is for a specific issue. I only signed on with them because they promised they would use a specific contractor, and if he was not available that I approved the vendor (stated in the contract). They never once called the contractor they were supposed to, and ended up using a very cheap, incompetent plumber who I am still having issues with after I stopped using GDAAP, who are of no help. I would recommend using them if nothing ever goes wrong with your house, but if it does, I wouldn't trust the vendors they use.

Company won't even work with you if you make less then 3x monthly rent on a rental property. Was told twice that the "owner" of the property doesn't work with roommates combining income. Honestly goes a lot further then lying.

I just attended Greg from GDAA Property Management class on Leasing Basics and it was AMAZING!!! Very knowledgeable and an expert in the industry. Be aware that you may think you qualify to rent, but then they try to get double the deposit to proceed. No wonder the rental we looked at had been reduced in price 3 times and been up for rent for 45+ days. Not many individuals relocating to the area have $5k to pay up front within 2 weeks to move into a rental home. We were more than willing to pay the deposit, pet deposit and first month within that time frame but double the deposit, which is already more than rent, is a little excessive, for a home with no appliances (no fridge, washer/dryer), when we make over 3 times the rent, and have good

This wonderful team took time out to lookout for my mom. My mom is eccentric and declining with age. She was showing some concerning signs and not knowing anything else about her, they called me, her emergency contact.

I am a Realtor and I send my landlord clients to GDAA for property management. They are the only property management group that I will work with. They know the law and how to protect their clients and tenants. They have a full staff that is really "on the mark".
After 5-10 years when the landlord has finished leasing, GDAA gives my old clients back to me to list for sale. We moved in October 2018, and it has been tooth and nail with office staff since then. From the beginning, we were told to go through Alex for any and all concerns regarding applications and move ins. That was inaccurate, and she also gave as inaccurate information regarding our home and utilities. When we moved in, the home was not up to par what so ever. We didn't get keys till a week after our move in forcing us to use our garage as a main entrance. Had a great experience working with Steve Cunningham, found him by chance, and am so thankful we did. He is so personable, very easy going, and extremely on top of helping us find a new home to rent. He also helps when buying a home and I feel confident we'll request his help in the future when we're ready for that next step.

Where do I start this is by far the worst company ever they have little to no customer service skills. Rebecca is the worst she is very rude and sarcastic which I don't appreciate at all. The only reason I gave them two stars was because I have not met all the staff so there might be hope somewhere in that office.

I always thought it was strange how GDAA would push using the HVAC company, Integrity Mechanical LLC to work on my property. In my opinion Integrity Mechanical LLC had high prices and recommended unnecessary repairs. Please see attached pictures.

I always felt I could do better then GDAA, but did not want to deal with the hassle of changing property managers. I agree with what Mark D. said on 7/17/2017: "I believe that the homeowners are not given appropriate market information for pricing to maximize income." For me the lower rental recommendation probably caused me to get renters quickly
