Moved to Jersey City for 1 year when pandemic hit. I liked this building, amenity and the location overall. Met some nice neighbors and had a great time here. But would not recommend this building.
Cons:
1, Poor management. Before moving in, Cynthia changed the ddl for providing the documents and lying about the "guy who's in charge of keys took off so we had to postpone our move-in date for 1 week". Not sure why 1 week but not few days but later on we call someone else at the management office and was told that the guy did not take off and we could still move in on time.

I would give 0 stars if I could. The property is managed by Brookfield Properties and their low income housing contacts are completely incompetent. I would LOVE to be contacted to discuss further. I have multiple friends whose applications have been compromised because of the employees who are unable to communicate effectively (or use proper grammar). The woman actually got fired and their applications were denied suddenly instead of being sent through to the correct individuals. The lack of professionalism is truly remarkable. I've never seen anything like this in the corporate world. Absolutely

Extremely impolite communication from both concierge and leasing staff, worst possible attitude towards customer or future residents. Poorly managed reception, will let DoorDash driver go in without asking question or checking in, but will ask you to wait long and present ID for simply talking to someone. Doesn’t really care about your experience whatsoever.

I booked a tour online that was cancelled only after a few hours because not enough leasing agents were available on that day. I booked the tour on another day, showed up at the scheduled time only to be told by the front desk that no one from the leasing office was there. He asked me if I had booked online, confirmed this is a common occurrence and that the available slots on their website are not up to date.

I was planning to rent here and paid deposit for the unit. Then life happens so I had to cancel. Their policy said that deposits will be refunded if canceled within 3 days, and I canceled on day 2, but they never refunded me the deposit.
I was ghosted on emails, and whenever I called them, they say my refund will be processed within a few days and will reply to my email about it. They lied - never did. I called them 2 times, same answer, but I haven't gotten the money yet.

I can't recommend Vyv to others at this time.
Vyv has a great location and, on paper, great amenities. Unfortunately the current state of the amenities is a complete disaster and is progressively worsening;
1. One of two gyms on site is closed indefinitely.
2. The Hot Tub doesn't work. I'm a newer tenant, but according to other tenets it hasn't worked in years.
3. Half of the grills don't work. A new one blows a fuse daily
4. There is a no guest policy at the pool. Under current circumstances (COVID) that is perfectly understandable but the enforcement needs to be

I just have to say that my boyfriend and I have seen a ton of spots in NYC and Jersey City over the last month, and none have compared to our tour of VYV! Not only is the building absolutely beautiful and in a great location, but our tour guide/leasing agent Cynthia Feldman was an absolute dream! She was enthusiastic, knowledgeable, thorough, direct, kind, and so personable. If all apartment showings were this enjoyable, I would think of apartment searching in a whole new light! Thank you Cynthia for your outstanding customer service! VYV...she deserves a raise ;)

Our family had to move out before the end of our lease due to persistent safety concerns & near-constant harassment. Their online payment system is not working properly and we couldn’t pay at the same day we applied. So we had to pay the amenity fee. They had this promotion that it could be waved if deposit was made with 48hr when you applied. And the leasing manager refused to admit it was their responsibility and asked us to pay the $600 amenity fee. Later I learned that our neighbor also experienced their website error when making deposit.
After we moved in, we have experienced:
1. Broken refrigerator (fixed but should have been checked before we moved in

The leasing office changed the prices again and again and posted misleading prices on the website. After my clients finished the application, the leasing manager called them the price was wrong and said the price they applied for is only for today's move-in. I worked with lots of leasing offices, and never saw an offer for today's move-in. It is ridiculous and unreasonable. The leasing manager even let my clients make a decision in 1 minute and hanged off my client's call. Very rude!!!

An Actual Review/Rant from someone who lived at VYV for 3 years.... Sorry as this will be long, but if you're going to move here, you should know what you're getting involved with.
The location is fantastic. You're a 5 minute walk to the Newport Path, a 5 minute walk to Grove Street and you have a Shoprite in your front yard. Hoboken is about a 15 to 20 minute walk.
The pool is a joke. In 3 years, we never used it as it's a little bit larger than your bathtub and it now supports over 700 units. By my estimation there has to be 1,000 to 1,500 people in the two buildings and

This apartment charged me for 100 dollars to open the door for me with a master key. I was locked out of my apartment and they say I need to pay 100 dollars so that they can open the door. They simply used a master key and my 100 dollars is gone. I have never seen an apartment this shameless. Is this even legal for them to do this?

Had a horrible experience with VYV. Very unprofessional and bad leasing office. Nobody really cares us after we signed the lease and paid the deposit. 1.The payment in the welcome letter/lease was not same as the payment in our account. 2.When we went to our pre-moving tour, our apartment was still dirty. Finally We canceled our lease before we move in. Don't waste your money, stay away from VYV...

I'm amazed at some of comments made by some other reviewers. Its been a few weeks since I moved in. Their tag line "Arrive to the unexpected" holds true, from the moment I stepped in to get a tour. Cynthia has been phenomenal , right from giving me a tour , helping me through the application process , moving in & settling in . The location is great ,close to the Newport PATH, the staff is very helpful, the building is clean and well maintained. I love my apartment because of unblocked sunlight and storage space. Worst building management that I have encountered in the many years of living in rental apartments in NY. The elevators were not working one day and when I asked how long that would be the case, I was told that would be for 5 hrs. On my explaining that I have a two month old baby who needs to eat, the world's rudest woman (Cynthia) told me I could walk up 17 floors to get my kid's food!

Update: had a phone conversation with Cynthia. She needs to go. Extremely rude and unprofessional. No understanding of how to deal with higher end clientele.
How extremely annoying. I scheduled an appointment to see a 1 bedroom 5 days in advance. I received a voicemail at 7pm Friday evening from Cynthia stating she was calling to confirm my appointment for 11am Saturday morning but then stated "..I'm actually going to cancel the appointment but if you want to keep it call us back or schedule on our website". Seriously?!?! You call me less than 24 hours before my SCHEDULED appointment

I highly recommend VYV for below reasons.
1. Staff (Nibin) is such as friendly, welcoming, and professional leasing officer on day one. We have been in communication throughout the process and I cannot say enough good things about him.
2. The building is a symbol for minimalism, elegance, and efficiency. You will feel the openness of space and air everywhere.

I would not recommend renting from here. After making an appointment for a tour, I feel that VYV is poorly managed and the leasing office staff is not adequately trained. We waited almost 30 minutes after our appointment time before our leasing agent came to greet us. She told us that we should "expect that tours run long now and then" instead of being apologetic. In addition, each person needs ID for the tour. That is fine, however, please notify your potential renters in advance (Cynthia said she did not call or email to confirm with us because she didn't have a second to spare
