Our mission is to provide the most comprehensive, efficient, and affordable property management services available to both our clients and residents. Our company was founded in the early 1980s by Chase E. Furnas, Sr. when he began managing a handful of properties for clients in Spartanburg while practicing commercial real estate.
Before you begin, you will need the following: Your contact information, Where you have lived, Your housemates and email address(es) for any co-applicants, Personal information, Your income. Be prepared to upload/attach your driver's license and one month's proof of income. Step 1: Determine the rent range for which your household qualifies (1 week of bring home pay approximately equal to the rent rate) and view Available Rentals in your range.
The general income requirement is based on a 1:4 ratio meaning your total monthly net (bring home) income divided by 4 should equal the rent rate. For example: Net income is $2400 4 = $600. You qualify for a unit in the $600 range. We will also review rental references, public record information, criminal background, and credit in order to make a decision.

Absolutely the worst. To even qualify they set impossible standards, which is not equal housing my any means. They refused to acknowledge my job as a teacher being job security and told me I still need to make 4 times net what rent is. This is ridiculous as most rental companies do 3 times GROSS. I really thought they made a mistake but NOPE. I'm literally paying 300 bucks more per month where I'm currently staying but "can't affrord" one of their units. The unit I wanted to rent is STILL vacant... its been a MONTH. Good luck finding someone!!!

I haven't rented from this company but they used to be known for lower quality housing but they now seem to have gone the other way with it being difficult to qualify to rent.

They NEVER fix problems. Our rental started getting black mold due to a leak in the ceiling that they sent "maintenance" to fix 5 separate times. Needless to say the leak is still a problem and I have to keep scrubbing my walls with bleach to prevent the mold. They don't care about unsafe living conditions. Moving ASAP. I'm sure the mold problem is irreparable inside the ceiling and roofing at this point. Also it took them 3 months to fix a giant hole above the shower about a horrible storm and the ceiling caved in entirely. DO NOT RENT FROM THEM

Really there is no reason, to text the client you are working with the reason they can’t get into your property. That’s how we respond through via text. Thank you for the response through text. I try rent a house and the person who attended me her name was Terry was really unprofessional and rough since we started a conversation making unprofessional question and answer trying to tell me I don’t make enough money for the house. im really close to sign the contract and im glad to rejecting and take my money back

My experience was very awful. My husband and I were interested in a property listed less than what we currently pay for rent. We filled out the prequalifying application and provided our tax information for the previous year (we’re self employed). The email response back clearly demonstrated they had not looked at any of our information and was incredibly rude and offensive. I have never been talked down to so harshly especially by what should be a professional person. She told us we make less than $500/wk combined and wouldn’t qualify for any of their properties. We currently pay over $1K

It’s hard to say what it was and I feel the way this was handled was unprofessional. Second, you start to wonder was discrimination included. I am not mad if my application was denied but a sufficient reason was not given and no denial letter. I felt so downgraded and less. It’s always a way denied or approve people are denied people and customers. It’s always a way how you do things. Yet I was unsure why I was denied I mentioned switching jobs and I was told denied. So what was the reason people start new jobs everyday and still pay their bills. It was more on how I was spoken to I never

Have tried to apply for two houses and the extremely rude lady on the phone said that I was not eligible because I don't make enough money but the current home I am renting, which I have been in for several years, has a higher monthly payment. The worst part is that every phone call has been unprofessional and the lady that I have talked to has been extremely rude by yelling at me. That is simply no way to speak to prospective tenants and someone needs to sit in on a first grade lesson on how to be nice.
