The construction never stops. I wake up to drilling and loud banging every morning at 9am. And what’s up with the frequent water pipe shut downs? I can’t even use my own water during daytime now? Doormen and staff are lovely though.

Walter the resident manager and team were extremely responsive and have made our lives so much easier! We are very happy to live here and have been recommending the building to our friends. Amenities are fantastic and the roof is honestly the best apartment roof in NYC (actually). 5 stars!

Constant construction (units being demolished over the next two years), crowded spaces with minimal mask wearing during delta, huge rent hikes. Elevators consistently broken or under maintenance. Water is routinely shut off. A neighbor went without gas in their apartment for months.

To make matters worse, it cost an arm and a leg to move out because the service elevator was in use by construction workers for the duration of my reserved slot, causing the movers to wait 10-15 minutes each time they went upstairs and downstairs (a local one day job then became a two day job, $3,500 later).

Constant construction (all units are being demolished over the next two years), crowded spaces with minimal mask wearing during delta (including construction contractors in shared areas), huge rent hikes, and elevators that are constantly out of service with long wait times. Aside from the wonderful doormen/super/maintenance workers who are stuck in this environment too, I would sadly recommend looking elsewhere.
Note that like Andrew shared below, the construction issues are not over. It is frustrating to see it communicated that they are.

Absolutely loved living here, I highly recommend! The doorman treated me like family, the new gym is gorgeous, maintenance is timely and the rooftop lounge is beautiful. The views from the roof are hands down the best in NYC as well.

I can not say enough good things about this building. We moved in less than a week ago and already feel so welcome and like we've been there for years. Walter the super is hands down the best super I've ever had. This is the 6th NYC apartment building I've lived in, and believe me when I say Walter is the real MVP. He has helped us so much, if you have the opportunity, move into this building!

My roommates and I are a couple of months into living in the building and there are a few things that make this place special: the rooftop, high end kitchen appliances and our resident manager Walter and his team. There's a lot of big changes / renovations happening in the building which are not super ideal right now, but Walter and his team try their best to make up for it and to make us feel taken care of.

My family had lived in this building for several years but with recent management, it has turned into a nightmare. When they re-signed their most recent lease, there was absolutely no mention of an ongoing renovation plan so for the past year. They had been living with constant drilling, limited access to elevators (which are crowded with 5-8 people despite signs for social distancing), constant turning off of water lines, and a lobby filled with mask-less construction workers during a pandemic.

As the construction has eased up, They thought that living here would be better as we would have access

Update: The building is now packed with maskless workers because of the ongoing construction (people congregating and sitting in the halls), packed elevators with 5-8 people in them at a time (often maskless--so fun during delta!), insane elevator wait times with no prior warning (waited 15 mins the other day), absurd construction noise that makes the units uninhabitable, slow responses from management, and now there are cockroaches all over the building, halls, and units. And that's aside from them constantly shutting off the water, people losing their gas, etc...and other tenants constantly

The staff are all super nice and helpful, which saves it at least one star.
Yet the WORST experience I've ever had by living in NYC over the past many years. The decison makers are horrible enough to cause the problem listed below. DON'T MOVE IN, unless you are lucky enough to be able to avoid stuffs like below, or you are OK to wait FOREVER for elevators when 1/2 or even 3 out of 4 elevators are not working during rush hours (even had experience WALKING down the stairs, imagine if you live on higher floors), or if you can handle the unbearable non-stop super loud drilling NOISE for the whole

My husband I moved in at the end of April 2021 and so far our experience has been exceptional. As someone who has lived in NYC for almost 10 years now, this is by far the best building we have lived in in the city. Walter is the building resident manager and he has been nothing short of awesome. He has gone above and beyond for us in helping to make our apartment a home. The building is super quiet and perfectly located in the city. The courtyard on 28th street (which is locked to the public at night) is also a great addition to the area as it prevents any future buildings from being built and

All the floors smell so bad by the elevators bc of the garbage rooms. It smells like baby throw up and rotten fruit masked with some type of spray.

Anyways thats not even my main issue. The elevators are ridiculously small and allow 3 people. There's no possible way to social distance in a 6 foot elevator with 3 people, not to mention there seems to only be 1 or 2 working out of 4 on any given day. This particular day I have waited 9 minutes for the elevator and they are full of people. I mean FULL. Like 6 or 7 people in each. There is a VIRUS GOING AROUND AND IM REALLY UNSURE AS TO WHY

Beware of a dressed up pig. Overall the building is sold as high quality, luxury living, but is really a lower budget, dated apartment building. The building was sold in Q1 2020 and the new owners have shown bad faith in honoring prior agreements with current tenants (No transfer fee, namely). If you do some math on the sale, the return the prior owner made speaks to the quality of the building (the past owner made virtually no money, the current owner got it on the cheap). Furthermore, they have cut back on front desk staff (the best part of the building by far) to the point of serious understaffing

Huge building with many residents. I didn't have an issue with the elevators during my 1 month corporate housing stay. In fact these elevators are extremely fast.
We stayed at a 1BR on the 26th floor and faced west. Spectacular views, especially of the clock tower (useful if you don't have any wall clocks, as it stays lit all night too!) Great natural lighting. The building is not off of any avenues, so there is rarely any street noise.
Lots of closet space and units are newly renovated. Furniture they provided was a bit tacky. Large television in living room, and decent sized one in

Incredibly poorly run building that is vastly overpriced. The back yard is frequented regularly by drug users, and the building has utterly failed to fix the unsafe and unsanitary conditions. The gym is a disaster. Currently 75 percent of the ellipticals are broken and have been for weeks. Half of the treadmills are broken. The building is 50 stories and there are days when none of the elevators work. The roof is nice but is also
