Do not move here. Absolutely predatory business practices and the front office is actively malicious. That's on top of the issues they generally have as a low quality complex.
The rooms are not worth the cost of rent. The location is great but there's no central a/c and the mini fans in the walls do nothing. Your apartment will be uncomfortably hot constantly if you move here, even in the winter. The blinds are cheap, the carpet is cheap, the appliances are cheap, but the rent is $100-200 above market rate.

I live here for one year and nine months. I left the apartment in min conditions. I took pictures to prove it, I had them do a walkthrough twice to ensure the place was clean, which they did. However...After sending the information to the main office in Orange, county, California.
My deposit was $1,000.00, dollars, they took #135.00 To clean the apartment, $55.00 To clean a carpet that was clean after 1 year and 9 months. Furthermore, they took #199.00 To paint the apartment from my deposit. Out of $1000.00 dollars, I was awarded $453.00 for a place that was clean.

Very bad apartment complex. Management is a joke. Prices are not reasonable although the location is good but not great. Plumbing is a on-going issue that never gets fixed nor does the office seem to care if your home is flooded by issues they wont fix. Ive seen ants and a mouse in my apartment and they still want to up the rent $70 when lease is ready for renewal. Save your self the trouble and hassle and find a different location where you get what you pay for! I would NOT recommend this place to anyone!!!

Very bad apartment complex. Management is a really unprofessional.Plumbing is a on-going issue that never gets fixed nor does the office seem to care, When you report mold they go and clean it with a tissue and bleach and that doesn't solve the problem. Homeless shower and drink water of the gym. washer’s and dryers never work properly and refunds lol what no that never happens. I would NOT recommend this place to anyone.

Update to previous review, if I could give Villa Monaire a negative review I most definitely would do so. I tried to contact the property manager Ruby and she stated that it was okay to steal the resident's deposit, as it is a loophole that Villa Monair found in a civil code. I have never heard of an apartment building being able to take someone's deposit. So many people would depend on that to move to possibly the next apartment and or house! That was not my case I moved back in with my husband however, if you were really needing your deposit Villa Monair does not give it back, they

I was at Villa Monair from June until I bought out my lease for $1545 in December. I no longer lived on the premises after mid September because my husband and I had a positive change of heart. So yes I was living at the apartment for approximately 3 months. When I moved out I cleaned the apartment for days and even weeks on end I cleaned the cabinets, the bathroom, the refrigerator and countertops were spotless. Villa monair... all I can say is between Beatrice and Erica they do a great job of attending the needs of the residents. I've been there just short of six months and both have been smiling faces no matter the concern. These apartments aren't new and yes have minor "blemishes" but they are located in a great area. Overall for the price and the great attitude of the management, they get 5 stars.

We lived here for 3 years and enjoyed Villa Monair. Great location, and good price considering other apartments in the area. It is a very central location; a few minutes to pacific beach and 15 min from most other attractions. Neighbors were very respectful and rarely heard them. The only issues we had were bugs certain times of the year and some plumbing issues. Management was quick to address these issues. The only reason we left is we ended up moving out of state. Overall, would recommend!

First off I want to give a huge thank you to Erica. Erica is very helpful and accomodating, anything I need or any questions I have are immediately answered. The complex is quiet and pet friendly. It's a nice safe community and well maintained. I highly recommend Villa Monair. It is a great place to live.

You been advice! Building is falling a part! Poor maintenance! Don't even bother applying to live here! Have been here for a year, problems go on, don't even think to throw any kind of food at the kitchen sink you'll get the sink clogged, I'm sure is not you're fault but they will make sure to blame you!

Whatever you do, don't give them a hold deposit. I gave them a hold deposit for a unit that was coming vacant by a tenant that would be moving to a 2 bedroom in the complex. They called and said the tenant decided not to move. I said to keep me informed for other units on the floor and area I wanted. It took 6 days for them to give me an approval/not approved status. I called twice for an update. I was told it was still pending. After waiting 5 days, I decided to look elsewhere. I got approved the same day for another apartment. The sixth day they called and said my current rental company

Villa monair management has done their best to fix the cockroach issue which was my only (yet huge) complaint with the apartment complex.
On the other hand, this apartment complex has a great location, fantastic parking, and the grounds are well kept by a friendly maintenance staff.
As long as management stays on top of the pest problem, this is a great place to live.

I don't know why this place is only 2.7/5... It is definitely a step up from our previous apartment location, and deserves a better rating.
The positives: Friendly small dog community, excellent location, cleanliness, the apartment itself is very private meaning you won't hear your neighbors very often, a good amount of living space, parking isn't too bad at all, and it's overall a great living experience!
The downside: There is a TON of construction on Balboa right now (June, 2017) and it's all throughout the night. Just close your window and you'll be fine. There are AC units so you'll be okay

I needed a place to stay for at least 6 months close to downtown and PB. I found these great apartments with 3 pools, 1 jacuzzi, a new pool table, clubhouse & rec room with new furniture, gym, volleyball court and an amazing mission bay view and I knew this would be perfect after meeting the manager with excellent managing skills. I'm extremely happy with my renovated unit. Everyone that lives here either keeps to themselves or are friendly which puts me at ease.
I'm happy I made the decision of living here in a safe enviroment where management really cares about the residents.

I am not the person that comes on Yelp to complain but living here has been ridiculous. We currently have a stream of water leaking into our living room. The couch and floor are soaked. This has happened before and at the time, I didn't know where the water was coming from but I did report it. Maintenance did what they could to vacuum up the water. We've also experienced a leak in our bathroom ceiling from our upstairs neighbor's bath and the wet wall was never replaced, the paint is still bubbled and peeled where the water came through. Great location (so close to I-5, Costco, Starbucks, Target, etc), friendly staff, affordable rent, huge living space and easy to get parking space. Love this place! We live in one of their wood flooring apartment as well, which was newly upgraded. Unfortunately there's no dishwasher and there's limited usable counterspace (there are many space but they're weirdly angled so it's not usable). Still, I'd stay here longer if we don't have to move out to student housing.

Renewing my lease after 1.5 years for another year. The complex is great and easy going. Spacious. Small AC unit which is nice on those hot days but otherwise the breeze is awesome. Theres a little dog park they built in plus always seat my the pool. Maintenance is quick. Only complaint is smokers sometimes smoke too close to the building and the breeze blows it in which sucks for the asthma. But really overall a perfect community. The big plus was on lease renewal it only went up by like $40 which is reasonable. Giving it another go for another year!

I have lived at Villa Monair for several years. The complex is nice and the front office staff are very friendly. The construction is good enough that I rarely hear any noise from the neighbors above or below me. Why only 3 stars?
The parking is not very safe. Over the years I have had two cars broken into, one on the street and one in the parking lot. I have not heard of cars being stolen, but make sure that you don't keep any valuables in your car.

I am very excited about my new place! The only thing that I am noticing is the staff tends to not follow through and call you back. Maybe a little unorganized? I asked a question when I dropped off my deposit and I was told so and so would call me back to discuss something with me. yea...neeeever heard from anyone. So I had to seak them out myself.
Not toooo big of a deal, but I hope it doesn't reflect how they are with any other issues, be it maintenece or whatever.
Other then that they have been accomadating in setting up a move in date
