Eastman Property Management is a business who's passion is to provide the highest quality of property management services for our clients in Rochester, NY and surrounding areas. We take pride in our 88 years of family experience, the immediate response that our customers receive, and our unique ability to handle every aspect of property management services with our "one stop shopping".
Rochester offers a unique blend of investment properties and can accommodate most any investment strategy. Rochester's real estate market differs from almost anywhere else in the country in that it has remained incredibly stable throughout the past 30 years. It's my job to carry out your vision, and can advise you on where to buy.
Eastman Property Services is centrally located in the City of Rochester, and is minutes away from every property that we currently manage. Eastman Property Services has a labor rate of 35.00 per hour for all service-related calls. Major renovations are also completed by Eastman Property Services, and are handled by a professional remodeling team. Rates for such services are negotiated at a fair contracting rate. Eastman Property Management charges a percentage of the rents collected.

If you're a tenant and the property you want to rent is managed by Eastman, run. Poor communication and shoddy repairs, and when I locked myself out they didn't have keys (?!) so they had to 'call around' to find them. Took almost a year to have a serious ceiling/window leak fixed. They were basically a faceless property management company we paid rent to until the owner had to come in for an inspection shortly before putting the house on the market.

This company is a SHAM! STAY AWAY from having them manage your properties.
The previous reviews are from people they work with or employ. We used Eastman for nearly two years.
Things seemed to go well for the first few months but went down hill over time.
The worst part of the operation is their maintenance department headed by Jesse. After firing eastman, we learned from the city inspector and our tenants that they had been charging for work that was never done, or even saying there was certain work needed that wasn't necessary to do. On the work they did do, it was grossly overcharged and

Very good property managers- best of the four I have used in the Rochester area. Very ethical and responsible.
**Note**: they have recently been the target of a smear campaign by one disgruntled tenant. Note that all the negative reviews are within 3 days of each other, by individuals who are not their tenants.

Christian and his team are honest and transparent. I recently bought 18 units that he has helped stabilize. His management and maintenance team have completed all tasks in a timely manner and acceptable prices. One of the best experiences I have had with a property manager in the 15 years I have owned rental properties. Highly recommend them.

- communication was great with the owner Christian. He was willing to take up the property management task (Woodbine and Magnolia) despite knowing that we were in the midst of selling away. Did a great job during the transition period.
- user friendly accounting system to view the incoming and outgoing of funds, with tenants contacts as well.
- responded fast when they knew about the water heater issue in one of my property. Got it fixed the same day.

Christian, the owner of Eastman Property Management, is a great person to work with. He is always quick to respond to any issue and always communicates clearly and honestly. Since choosing Eastman Property Management I have had great tenant placement and issues have decreased to almost zero on that front.
