I would not rent here if you have pets period. They charge you a $575 pet fee which covers absolutely NOTHING except they’re just taking your money for having a pet, since it doesn’t cover anything at all AND they charge you monthly pet rent. Any cleaning or damages comes out or security deposit which are also astronomical here even with good credit. WHAT A JOKE!!! This place is already old and outdated yet charges new apartment prices cuz they can get away with it but really screws you with pets and move out costs. Our place was cleaned professionally and they tried to nail us for little thingsâ€

Do NOT rent here! You will pay top dollar for outdated flooring, fixtures, appliances, and countertops. Cheap Formica countertops and laminate/carpet. The walls are super thin. There were several times I thought the people above us would be coming through our ceiling. If you have a pet, you will pay$575 non-refundable deposit that won’t go toward any damages your pet may incur! Management is rude and only concerned with the almighty dollar!

Terrible management, extremely over priced for the quality of the apartment and no air conditioning. And this needs some serious renovation to be even close to the amount they are charging us. All of these things need to be fixed and taken into consideration.

I lived here while attending NAU last semester. There is nothing inherently amazing about it. It's just an average apartment but it's more affordable which is very appealing. The staff were so nice and welcoming and the maintenance workers were on top of requests. For example, I went to the office because we had wasps on our porch and within a few hours maintenance was there to spray them. Overall, you get a good bang for your buck and the staff is so great!

I have been living here for the past 2 year, and as a student, this is the best housing you can get. Looking at all the other apartment options in the area, you may be getting better quality, more up to date apartments, but you will have to sell a kidney to afford their rent. Canyon Springs is by far the best value for your experience. It is expensive compared to other cities, but for Flagstaff, it's a great deal.
The maintenance staff is wonderful and on top of work orders, there have not been any overhead charges that I know of, and parking is always available. There are no crazy guest passes

Implementing annual lease increase. New management took over and it's not great anymore. They're selling junk at a high premium-mirrors scratched, linoleum tile peeling, broken blinds. Better off continuing your search.
Update Jan 2018: As a veteran and thus USAA member, they no longer accept my check. Now I am supposed to go to the grocery store to get money orders which I find utterly disrespectful. The previous mgmt accepted my payment which was never late. You also cannot pay after hours, only when the office is open. Still no glass recycling. Spa has been down for months (rent remained constant

I've lived here since the old management was here and since Keller has taken over, it has been pretty bad. My rent under the old company was $1150/month for a one bedroom/one bath apartment due to a discount I received through my employer, without the discount it would have been $1175/month. Once Keller got here, my discount was removed, so my rent is now $1175/month because I technically signed the contract with the old management. Now, in order to renew my lease, my rent will go up to around $1285/month. "Surely they did some renovations to either the apartment/complex to justify a $110/month
