Our financial and administrative management package is our solution for communities who do not need full-service management. We include all of the services of our full-service management package less property inspections, issuing work orders, maintaining historical maintenance records, and monitoring service contractors.

Unprofessional, uncooperative employees and board of directors. I mostly spoke and emailed Keith Heuberger who runs the Lincolnwood office and the community we lived in Hidden Lake Village in Buffalo Grove. He harassed us with letters about leaving garbage cans out, when they weren't even ours, feeding wildlife, when it wasn't us feeding them and then finally after we got word of mouth approval from his staff that laminate flooring was allowed with sound proofing, we installed a 4K beautiful floor. I really appreciate Villa management and how they manage are Condo Association. I've had lots of contact with Keith Hueberger, our association manager, and he is very knowledge and helpful. One of my concerns is, if I ever were to sell and move, what kind of management company I would need to deal with. Over the 17 years I've lived here, I have nothing but high praise for Keith and his team at Villa management.

Extremely disappointed in Villa management. With such a high assessment the service and management is very poor. I have called multiple times in regards to a dead evergreen tree in front of the townhouse for over a month. No resolution has been provided. Not only is it becoming a fire hazard in the community it is an eye sore in front of the home. Nothing has been accomplished by the employees at Villa Management.

Talk about customer service these days. Man don't know what's wrong with people. Why so rude.
Was new to this community. Didn't know the rules and regulations especially when a person gets million paperwork to go through. I travel a lot in general so I was barely at this place.
Talked with Keith Hueberger regarding an issue/policy that was violated. Board members fined about 50$ for not showing up at the meeting. How am I suppose to know about the meeting when I didn't get the letters and they were returned back to the sender.

As a 20 year resident of a Villa managed property, I have nothing but good things to say about them. Responsive, respectful, and experienced, they have done a great job in managing our townhome development for over 30 years. Mr. Heuberger's direction has kept the property beautiful, well-maintained and financially healthy. What more can you ask of a management company?

In the 22 years we have lived in Shadow Bend, we have had no issue with the service they provide. They are responsive to our needs and work with us on any problems we have had. Some people may not like that they enforce the condo association rules, but doing so is what makes this such a nice place to live.
