Also, management and maintenance are excellent. I had issues with my heating when I first moved in, and the manager replaced my entire HVAC system without any hassle; she is fantastic! One of the best and affordable apartments to stay at. Been here for two years. If you don't mind the medium sound of cars driving down west Pensacola st, you are sorted.

Half star if I cud give it . The Front office in very unprofessional and Management is very unprofessional .There has been construction going on for 6 months of my lease including Christmas and New Years 2022. No peace after 8 am . There is also virtually no parking for guest and has no other amenities. No pool, no gym ,no internet, no Wi-Fi .Management continues to knock on my door unannounced. This is my worst experience in Tallahassee especially as a international student . I don’t not recommend.(Urbana).Just get a real student apartment.

The Flats - Deplorable conditions and filthy is an understatement! Nobody should be allowed to rent places this poorly kept to college students. Sink drain literally had plants growing out of it. Cat feces and urine all over shared living area. Damage to all carpet, walls, appliances, etc. Deplorable conditions all around. Parking garage ceiling is even collapsing! The office is the worst at the flats on high! Anytime you need something done, you will have to hound the office everyday to get it done. From simple fixtures to the machine all the way to toilets overflow. You will need to call everyday all day just to get the work you need done. But yet you value your resident who pays rent monthly please!!!! They just don’t care about their residents being that they have so many complexes. I’ve been trying to get a mail key for weeks. And I still haven’t gotten one and I’m moving out shortly. They truly don’t care. And PRESTON the office manager always

This company truly cares about student living. Rent is super cheap for the space you get and utilities are only about $35-60 a month per person. The Cottages (any of them) are all in decent locations and very roomy. Maintenance has always been quick to fix any issues. If something serious comes about, Jennifer actively works with you to get everything sorted out and help in any way possible. I have lived in many places around Tallahassee and this by far has been the best and most helpful leasing agency. I recommend all of my friends to give this place a shot. If I could redo the last four years

When taking over other management companies, you acquire their past tenants. I am very upset with how this company handled the transfer of Star Suites on High Rd. I was charged for the damaged carpet, which was damaged by the previous tenants, and wall paint. The initial Condition of Rental Property Checklist was not inspected. I feel like I was scammed out of money.

I've been living at Arrowhead Apartments for almost two years and it's honestly the best place to live as a student in Tallahassee. The location is PERFECT for walking to games and class, Pensacola st and all of its restaurants are about a minute drive away, and college town is just a short distance as well. The apartments are well kept and very cozy and if there's ever a problem, management is quickly on the case. The management is also very friendly and caring towards their residents. Out of all of the housing companies I've dealt with as a student, 385 Rent is BY FAR the best!

In all honesty I have lived at the Cumberland location for almost 2 years now and HAVE LOVED IT! Maintenance comes within 2 days, neighbors are so friendly, 385 hosts a number of activities such as Easter egg hunts, and a week of free food for renters appreciation week. On the rate occasion I have a problem 385 is quick and always comes through! I have recommended to all of my friends because rent is super cheap and affordable. Definitely would recommend to anyone who is looking for a place to stay. It is conveniently located near a ton of food places and both campuses!
